Rosemann’s design of St. Michael’s Veterans Center Phase II at 3818 Chelsea Drive in Kansas City, Missouri was the recipient of the Kansas City Economic Development Corporation "Capstone Award 2017" for Community Impact.
The completion of this second phase of St. Michael’s in December 2016 transformed a once abandoned lot into a 49,000 square foot, 4-story apartment building and a resource for hundreds of veterans in need. The affordable apartments feature quality amenities and services including transportation, theater, coffee shoppe, computer lab, and sports lounge, along with space for education and job skill training.
“This is the further development of a piece of land that was underutilized and an eyesore in the neighborhood,” said Edward English, project manager for Rosemann & Associates. “Now, the campus is a growing community for the veterans...We’ve brought life and activity to it.”
Congratulations to Yarco Companies, Inc. and Catholic Charities of Kansas City-St. Joseph, development team; Landworks Studio, landscape architect; SK Design Group Inc., civil engineer; BGR Consulting Engineers, MEP; 4Sight Construction Group, general contractor; U.S. Bank, financier; and Levy Craig Law Firm PC, law firm for their collaborative work on St. Michael’s, Phase II!

Newly elected Missouri Lieutenant Governor Mike Parson recently enjoyed lunch and an exchange of ideas with members of the Missouri Growth Association. Everyone in attendance expressed appreciation to the Lt. Governor for taking the time to have a leisurely lunch and meeting where a real exchange of ideas and information on Economic Development, Real Estate Development, Housing Tax Incentives and many other issues were discussed.
Attendees included Kathy Sorkin of Rosemann and Erica Dobreff of the Kansas City Equity Fund (pictured left) with the Lt. Governor Parson. Others included Kelvin Simmons of Dentons representing MGA, Gib Kerr of Cushman Wakefield, Steve Foutch of Foutch Brothers, Christine Johnston of Marks Nelson, Rachel Nugent of Rosin Preservation, Andrea Woodard of AJ Woodard, Amanda Dyer of Strategic Rebirth, Sheila Walker of Ma-at Foundation and Pat Contreras of McCown Gordon.
The panel compared St Louis’ preservation efforts to those of other cities, discussed the biggest wins and losses in St Louis, as well as what those in the audience could do to get involved in supporting preservation.
The Arch as a positive addition to St Louis in the 60s was discussed at length, offset by the loss of many cast-iron façade buildings in the 1930s to clear the way for the National Park grounds. Overall, the panel agreed that preservation was a balancing act requiring a viable re-use to be successful and that each win may have unintended consequences.
An excellent example of these consequences was discussed as the “win” of the redevelopment of the Old Post Office into a vital hub of downtown St Louis. It was offset by the “loss” of the Century building to provide a parking garage to support the vitality of the OPO and surrounding redevelopment. More than 50 attended the well-received panel, with much give and take between the audience and the panelists. Landmark’s own Amanda Clark moderated.

The plight of homeless Veterans is a national tragedy unfolding daily under overpasses and on city sidewalks as society passes by. In response, a group of tenacious collaborators, led by The Yarco Co. and Catholic Charities developed this affordable housing with an array of services and amenities. Rather than a temporary shelter, it is a dignified home where the unemployment cycle and substandard care are combatted. St. Michael’s Veterans Center - Phase II expands the innovative housing for homeless Veterans and eliminates a blighted and crime-ridden site in Kansas City. Innovative architectural design, quality construction, unit finishes, and site amenities lift up both the residents and the neighborhood.
For more information about St. Michael's Veterans Center, check out their website here. Thank you to all those who worked tirelessly to make this dream a reality.
