Elected officials and city staff attended the grand opening celebration of Pendleton Flats apartment community on October 25. Local representatives in attendance included City Manager Troy Schulte, and Kansas City councilman Quinton Lucas, Jermaine Reed and Scott Wagner, as well as Housing Authority Kansas City leaders Donovan Mouton and Ed Lowndes. Attending from Rosemann & Associates, P.C. were CEO Donald Rosemann, COO Scott Rosemann, and Architects Edward English and Zachary Arand.
This contemporary 30-unit mixed income development in the Paseo Gateway neighborhood on Kansas City's east side is a gut rehab of an aging and partially vacant property. Its eye-catching makeover brings many positive components to the neighborhood with a new exterior design, secure and off-street parking & intercom entry system, bike racks, landscaped courtyard, private balconies, Energy Star appliances, and on-site management. Pendleton Flats is conveniently located near transportation, parks, cultural institutions, and job centers.
Rosemann & Associates, P.C. was excited to provide the architecture and design services for this beautiful renovation. Chicago-based owner Brinshore Development, LLC., collaborated with 4-Sight Construction and the support of local partners including the Housing Authority of Kansas City, Affordable Housing of Kansas City, Inc., Kansas City, Missouri, United Way, and Local Initiatives Support Corporation to complete this project. Financing involved tax credits from the Missouri Housing Development Commission and a HUD Choice Neighborhood grant.
This $4.5 million transformation is the second phase of the Paseo Gateway revitilization effort. In the next year, Brinshore and the Housing Authority of Kansas City will launch three additional replacement housing projects in the Paseo Gateway Choice area. The development was designed and constructed to comply with the Enterprise Green Communities Certification standards.

Over 3,000 leaders in the senior housing and licensed care industry attended, exchanging ideas, identifying trends, sharing research, and networking with owners, operators, financial partners, investors, general contractors, consultants, and brokers.

This conference expands our knowledge, content and involvement to provide our clients with architectural designs that embrace the latest design trends and compliance standards.
Rosemann's St. Louis studio recently welcomed Erin Wright to its team. A native of St. Louis, Erin became interested in architecture at a young age in grade school. Early on she participated in the high school architecture discovery program at Washington University and she had the opportunity to take studio courses and live on campus.
Erin was previously a project manager for Capital Consultants where she reviewed architectural plans and specifications and performed construction progress inspections as well as analysis of physical needs inspections. Prior to joining Capital Consultants Inc. in 2010, Erin served as Vice President of Design for Checkmate Design. Her experience includes design of residential projects ranging from single family homes to multi-story apartment buildings, and various commercial projects.
Erin graduated from Washington University with a Bachelor of Science in Architecture and has been a licensed architect since 2013. She is a LEED Accredited Professional and served as a board member for the St. Louis Cultural Resources Office Preservation Board.
Erin enjoys yoga, embroidery, cooking, brewing beer, and time with her family. Welcome Erin!
Rosemann’s Vice President/Studio Director Jarrett Cooper and Architect Brittany Layton of St. Louis participated in the Bethesda Hospice Care 5K Memorial Walk/Run this summer at Queeny Park in Ballwin, MO.
This is an annual event in which families, friends, and community members unite to commemorate loved ones who have passed.
During the closing ceremony, the participants tied their race ribbons to a ‘Celebration of Life’ unity wreath. Charitable contributions from the race support Bethesda’s services and programs.
Rosemann founder and President Don Rosemann and members of the team involved in the design and construction administration of Vandeventer Place joined in the celebration of its recent Grand Opening and Ribbon Cutting. Vandeventer Place is a 54 unit affordable senior development financed with federal and state low income housing tax credits located in St. Louis, Missouri. The one and two bedroom apartments starting at $430 per month include well appointed full-kitchen with Energy Star Appliances and bathrooms, hardwood-style flooring and a washer and dryer.
Vandeventer Place has 15,000 square feet of community space comprised of a furnished community building, business center, fitness center and movie theater. Additionally, the community has a beautifully landscaped courtyard complete with a community garden and a patio seating area. The Missouri Housing Development Commission, Simmons Bank and Affordable Equity Partners, Inc. are among the participants and partners that developed this community. Development Authority of Powder Springs, Red Leaf Development, LLC and Searles Realty Advisors, LLC hosted a ground-breaking ceremony on August 17th for Silver Comet Village.
Located in Powder Springs, Georgia, this new development will offer 30 Memory Care units, 60 Assisted Living units, and 64 Independent Living units.

Rosemann’s design of St. Michael’s Veterans Center Phase II at 3818 Chelsea Drive in Kansas City, Missouri was the recipient of the Kansas City Economic Development Corporation "Capstone Award 2017" for Community Impact.
The completion of this second phase of St. Michael’s in December 2016 transformed a once abandoned lot into a 49,000 square foot, 4-story apartment building and a resource for hundreds of veterans in need. The affordable apartments feature quality amenities and services including transportation, theater, coffee shoppe, computer lab, and sports lounge, along with space for education and job skill training.
“This is the further development of a piece of land that was underutilized and an eyesore in the neighborhood,” said Edward English, project manager for Rosemann & Associates. “Now, the campus is a growing community for the veterans...We’ve brought life and activity to it.”

On Monday, August 21, 2017 all of North America was treated to an amazing but rare total eclipse of the sun. Rosemann enthusiasts across the land ventured out to witness this awe-inspiring celestial wonder as daylight turned to twilight and the moon passed between the sun and the Earth. This event was the most viewed and photographed eclipse in history.
As of July 1st, Dave Hendrikse, Vice President at Rosemann & Associates P.C. was appointed to the role of President of the Housing Corporation for the Pi Kappa Phi Fraternity Theta Epsilon Chapter at The University of Kansas. Dave previously served as Vice President of the Housing Corp.
In this new role, Dave will manage the construction of a new chapter house for Pi Kappa Phi Fraternity.
The new house will be completed in time for the start of classes in the Fall of 2018. The Chapter had previously rented a Greek house and are excited to finally have a place to call their own. Congratulations on your new role Dave!
