Developed by Dalmark Group and its partners, Heer’s Luxury Living Development is the adaptive reuse of the Heer’s Department Store located in Downtown Springfield, Missouri. It sits on the city’s central public square and represents a rich architectural and cultural history as the region’s premiere shopping destination for most of the 20th century. 

Vacant since the late 1990s and rapidly deteriorating, Rosemann was honored to be part of the team along with Straub Construction Company as General Contractor to preserve, restore and adaptively reuse this iconic Springfield landmark.

The eight story 80 unit building includes two-story penthouse apartments, fitness center, outdoor public and private patios, theater, game room, pet grooming station, business center, and indoor parking. First floor commercial spaces front Park Central Square. Historic renovations included restoration of the ornate terra cotta facade and replica decorative roof lighting, key symbols of the building’s early days. Financing included the use of Federal and State Historic Tax Credits.
