Wilmington, NC – Rosemann & Associates, P.C. is pleased to announce the much-anticipated opening of Uncommon Wilmington, a high-end, professionally managed student living complex, situated just under a mile from the University of North Carolina – Wilmington campus. This dynamic development supports the community of Wilmington’s need for new city infrastructure improvements and walkable, infill developments. Previously, the property had been a one story, two decades old shopping center.
Uncommon Wilmington seeks to capitalize on student housing market trends and demands, making it attractive to today’s busy students, while creating a high-density, year-round living setting. The complex covers almost 10-acres of land and stands tall with three and four story buildings, 120 fully furnished, leasable student apartment units with private bathrooms, thirty (30) 2-story townhomes and more than 5,000 SF of convenient street-level retail/restaurant space. Surface parking is available throughout the site for a total of 458 parking spaces.

Uncommon also offers secure bike storage, 24/7 on-site emergency service, cutting-edge security system, fitness center/yoga studio, coffee bar, group and private study rooms on the upper levels, a 7,700 square foot clubhouse with billiards and ping pong tables, gaming tables, arcade, hydration station, computer bar with Macs, PCs, and free print center. The Wilmington Downtown district is just a quick drive away and the fabulous Carolina beaches are nearby.
Adding to Rosemann’s portfolio of student living and mixed-use development, the fashionable architectural and interior design of Uncommon Wilmington draws on its port-side location for inspiration. Pairing coastal elements like wood and stone, with contemporary landscaping and light, pastel colors, the architecture aims to bring the relaxed, natural vibe from the oceanfront to the University’s adjacent residential community. The external design incorporates contemporary elements of the coastal architectural style common to the community of Wilmington.
Rosemann & Associates, P.C., Atlanta is honored to have been a part of the team that contributed to this unique project, including owner CA Ventures of Chicago and local general contractor Thomas Construction Group. The design team consists of Krywicki Interior Design, Devita Engineering, and Ironwood Design Group, LLC with Rosemann & Associates, P.C. also providing Structural Engineering services.
The project has a total development cost of approximately $31,000,000.00. Roughly 80% of suites were leased as of July 31, 2020 with move ins starting the first week of August.
