Evertrue Crossroads at Bevo Mill Brings Senior Housing to South St. Louis

St. Louis, MO – Rosemann & Associates, P.C. is grateful to have served as the architectural designer for Evertrue Crossroads at Bevo Mill, a new mixed-income senior housing development in South St. Louis. This wonderful project is the result of a collaboration between co-developers Tower Grove Neighborhoods Community Development Corporation and Evertrue (formerly Lutheran Senior Services (LSS)), marking a major milestone for responsible neighborhood development.

Located at 4900 Gravois, across the street from the historic and icononic Bevo Mill Windmill, Evertrue Crossroads is the first project in the area to follow the design and development goals of the Bevo Great Streets Plan. This plan establishes a holistic vision for revitalizing a 1.5-mile stretch of Gravois Boulevard, encouraging walkability, community resources, and quality development.

Senior Living in the Heart of Bevo Mill

The ±66,200 gross-square-foot V-shaped, four-story building delivers 64 apartment units for adults aged 62 and older, including 52 one-bedroom and 12 two-bedroom layouts. Importantly, 55 of these residences are reserved as affordable housing, with the remaining offered at market rate—creating a welcoming environment for a range of income levels.

A generous ±3,750-gross-square-foot corner commercial space is also integrated into the building, housing a local small business and serving as a community resource center, bringing valuable services and amenities directly into the neighborhood.

Amenities for Enjoying, Gathering, Relaxing

Residents enjoy a full suite of amenities supporting active and healthy lifestyles:

  • Community room with kitchen
  • Fitness center
  • Activity/club room
  • Community gardens
  • Office space
  • 66 surface parking spaces
  • 15 bike rack spaces

Shared Team Commitment

Crossroads Senior Living at Bevo Mill was backed by an accomplished project team, including:

  • Co-Developers | Tower Grove Neighborhoods CDC & EverTrue
  • Operator, Manager | EverTrue
  • General Contractor | EM Harris Construction
  • Structural Engineer | IMEG
  • MEP Engineer | Engenuity
  • Civil Engineer | Grimes Consulting, Inc.
  • Interior Designer | Spellman Brady & Company

The development is supported through a blend of state, local, and federal funding, including significant contributions from the Department of Housing and Urban Development (HUD). Additionally, Midwest BankCentre played a key role by donating 1.9 acres of land to make the project possible.

Community-Focused Design

Nancy Rodney, Senior Project Manager at Rosemann, commented, “This project is about bringing people together, activating underutilized land, and creating a high-quality living environment that honors the needs of older adults in our city. We are honored to be a part of this impactful endeavor.”

Construction began on April 8, 2024, and the team worked efficiently toward the completion of the development, April 30, 2026. Crossroads Senior Living at Bevo Mill represents a powerful step forward in expanding senior housing options in St. Louis while embracing smart growth principles and community-first design.
