Hazelwood, MO: The official groundbreaking ceremony held on Friday, May 20th launched the construction of Elm Ridge Senior Living, a new mixed-income, independent housing development for individuals ages 55 and older. The property is conveniently located in north St. Louis County at 3746 Dunn Road. Rosemann & Associates, P.C. celebrated this beautiful day together with members of the ownership and development teams, as well as local community public officials and dignitaries.
Elm Ridge Senior Living brings one three-story building spanning across 49,470 SF with 50 total units, including 14 one-bedrooms at 609 SF and 36 two-bedroom units at 850 SF. Forty-five units are restricted to households at or below 60% of area median income. The remaining 5 units are available to households of any income. Also in the mix are 3 fully accessible units and 2 hearing and visually impaired accessible units. All apartments will be generously sized with in-unit laundry hookups and a fully equipped kitchen. Parking offers 4 ADA accessible and 61 standard spaces. Affordable rents are currently set at $400 – $720, while market rate rents are set at $710 – $850.
Rosemann’s exterior design is classic with two colors and types of siding, alternating across the varied façade. The first floor is clad in a combination of brick and split face block, grounding the façade and reflecting the traditional design of Hazelwood’s residential neighborhoods. The rear covered patio area for residents overlooks a large green with wooded edges to create a sheltered area for socializing.
Interiors include energy star labeled appliances and light fixtures and a combination of carpeting and luxury vinyl tile flooring, and energy efficient windows. The project meets the sustainability requirements of Enterprise Green Communities, offering lower energy bills and a healthful environment for residents.
Lifestyle amenities deliver a first-floor community space with kitchen, additional community space on the upper floors, onsite management office, lobby fireplace, fitness center, computer & technology room, and secured access.

The general contractor is Roanoke Construction, Inc. Engineering partners include MEP, Custom Engineering, Inc.; civil, Grimes Consulting, Inc.; and structural engineering, KH Engineering Group.
Elm Ridge Senior Apartments is slated to open its doors to the community in Spring 2023.
