Milledgeville, GA – Robert Graham at Orchard Hill Landing is a transformative redevelopment project in Milledgeville, Georgia, that breathes new life into a historic community. In collaboration with the Housing Development Corporation of Decatur, and the Milledgeville Housing Authority, Rosemann & Associates, P.C. served as architect for this project, leveraging Low-Income Housing Tax Credits (LIHTC) and the Rental Assistance Demonstration (RAD) program to bring modern, affordable housing to local families. Situated on a 55-acre site that has served working-class families for over five decades, the development combines 115 rehabilitated units with 56 new construction units, offering a total of 171 homes in varying sizes from 1 to 5 bedrooms.
Located at 304 Pritchard Street, the project incorporates a mix of single-story renovations, three-story walk-up apartments, and two-story flats, providing diverse housing options. Phase 1 focuses on enhancing the community’s housing density and creating modern living spaces that range from 540 to 1,400 square feet. This ambitious redevelopment addresses the need for updated affordable housing emphasizing sustainability through energy-efficient HVAC systems and materials like luxury vinyl tile flooring, all certified via the EarthCraft Sustainable Program.
The newly added community building is a central hub, offering an array of amenities, including a computer room, fitness center, classroom, and a historic gallery showcasing the neighborhood’s rich history. Outdoor spaces feature pocket parks, picnic pavilions, grilling areas, and playgrounds, ensuring access to recreational and communal spaces.
