St. Louis, MO: Rosemann’s Drew Jablonski not only shines as an important part of our architectural team for the past 2+ years, but he also has a deep passion to grow professionally and personally and to unite with other young professionals to make a difference in his St. Louis community. A native of St. Louis, Missouri, Drew attended the University of Kansas, where he graduated with a Master of Architecture Design. At college, Drew’s commitment to creating an impact in the community was evident as he was the University of Kansas Men’s Lacrosse Club President in his undergrad and Head Coach while in grad school.

Upon completion of his degree, Drew learned about Youth in Need and its mission to build on the strengths of children, youth, and families to find safety, hope, and success in life; he knew it was the right fit for him. Headquartered in St. Charles, Missouri, Youth in Need delivers more than 50 direct service and support programs to children, teens, and families. Beyond that, the non-profit organization provides residential homes, foster care case management, homeless outreach, counseling and support groups, education, and infant, child, and family development to more than 40 sites in St. Louis City, and St. Louis, St. Charles, Lincoln, Montgomery, and Warren counties. In 2017, Drew joined the Launch Committee for the Youth In Need Young Professionals, and, in 2018, was elected as Co-Chair of the newly relaunched Young Professional Group (YPG). YPG is a group committed to empowering members by providing them with professional development, networking, and volunteer opportunities, while advocating for the mission of Youth In Need and fundraising on their behalf. The YPG hosts two major fundraising events every year, a trivia night held in the spring and Step Up and Sleep Out, where members take on personal donation pledges and forgo the comforts of their homes for a night to raise awareness of youth homelessness.

Over Drew’s last five years of volunteering with Youth in Need, he has served as Co-Chair of the YPG working on the Planning Committee for Step Up and Sleep Out and the Annual Trivia Night. In January 2022, Drew was appointed as a Board of Director, where his first responsibility is to gear up for their 35^th annual Celebration of Youth gala held on March 5, 2022 at Ameristar Casino Resort Spa, St. Charles. This special event raises funds through the sale of tickets, sponsorships, auction items, and charitable pledges to assist children and families in crisis. Drew will also be serving on the Leadership Committee for Golfing for Youth Benefit Tournament held on the first Monday in August.

St. Louis, MO: Mark Gettemeyer joined Rosemann’s St. Louis office in December 2021 as a Project Manager. He earned a Bachelor of Architecture Degree at Drury University in Springfield, Missouri.

Mark’s responsibilities at Rosemann include leading a team and ensuring projects meet their goals and budget by overseeing all aspects of the design process, including investigation and evaluation, and recommendation of design solutions to best meet Rosemann’s clients’ needs.

Mark has experience with jurisdictional zoning and land use codes and understands different product types and how the code determines how a building will be constructed. He regularly has client and outside consultant contact.

Mark is skilled using the latest technology including AutoCAD, REVIT, Sketchup, and Photoshop.

Outside of work, Mark enjoys portrait photography and leather working.

St. Louis, MO: Kayla Thomas joined Rosemann’s St. Louis architectural team in December 2021. A native of St. Louis, Kayla graduated from Drury University in Springfield, MO with a Masters of Architecture Design. She has a strong passion for urban planning and mixed-use development. She also loves restoration work.

Prior to employment at Rosemann, Kayla worked at a local architectural firm where she provided design and planning services centering on creating exceptional healthcare facilities.

At Rosemann, Kayla is responsible for producing complex technical drawings, compiling data for calculations, researching product solutions and specifications, creating standard sheets, modeling existing project conditions in Revit and development of schematic design and construction documents.

Kayla is proficient in Revit, Photoshop, Lumion, InDesign, Illustrator, and Bluebeam. She is currently pursuing architectural licensing in the State of Missouri.

Residents Thriving at Scott Manor Senior Apartments – Phase II on the Horizon

Scott Manor Apartment residents in north St. Louis County recently enjoyed a “Forever Young” Prom Night, dressing to the nines, socializing, and celebrating with dinner and dancing in the “ballroom” community space.

Ms. Beverly (top left) remarked, “You could feel the happiness and thrills each time a guest walked in on the red carpet — we all teared up.”

A two-year resident of Scott Manor, Ms. Beverly shared how pleased she is with their wonderful Property Manager, Ebony Johnson (top right) of Sansone Group, and all the amenities and support services that Scott Manor offers to help her stay active and socially connected. She feels that the design of her accessible apartment provides her with a sense of independence for the way she lives.

Minister, grandmother, and spunky Prom Decorating Chairperson, Ms. Juanita, (top far right) (nicknamed “Road Runner” because she never slows down) explained how she was fortunate to have had the opportunity to move into the Scott Manor community. She shares the pride of living in the beautiful space with fellow residents and said that they all help keep the facility in good shape.

The success of Scott Manor encouraged the development of Scott Manor II. The expansion is in the design phase and the building will be located adjacent to the two-year old original at 2111 Chambers Road, St. Louis, MO 63136. The three-story structure will provide 50 spacious one- and two-bedroom affordable, independent apartment homes. Amenities and meeting spaces will be available for residents on each floor, plus a connection to the residents and activities at the original Scott Manor.

This month, our Atlanta office relocated into the recently renovated Circa 730 Building. We are excited about being in the midtown area as we will be close to many clients, project partners and industry colleagues. We are impressed with the building amenities, walkability to all that Atlanta has to offer, and easy MARTA (Metropolitan Atlanta Rapid Transit Authority) trips to and from the airport to visit our clients and project sites nationwide.

This move makes room for our expanding team and positions us nicely for continuing to conveniently service our Atlanta based clients.  It’s adding to our local culture to be in a fun area of the city, so close to the iconic Fox Theater, Piedmont Park, and other landmarks.  The energy in the area is fantastic and the amazing food options and entertainment areas that midtown offers is unmatched!

Kansas City, MO: The Oxbow at 18^th & Swift is poised to be the talk of downtown North Kansas City’s popular urban core. Sunflower Development Group, LLC and GSSW Real Estate Investments, along with Rosemann & Associates, P.C., have collaborated to design an distinct market rate multifamily community on approximately 1.4 acres of undeveloped land at the Northeast corner of East 18^th Avenue and Swift Street. The Oxbow is slated for completion in December 2022.

Now under construction, The Oxbow will deliver an impressive 9-story, in-fill, u-shaped, concrete structure, home to 208 fashionable residential units on levels 3-9 including (35) studios, (139) 1- bedroom/1 bath and (30) 2-bedroom/2 bath layouts, as well as (4) impressive penthouse suites and parking on levels 1 through 3. The Oxbow may be a brand-new housing option in town, but Rosemann’s architectural team nailed the heritage of North Kansas City’s brick façades and infill industrial buildings that bathe the downtown community by using nearly all masonry exterior. Construction-wise, the size of the Oxbow building does not allow use of typical wood frame. Instead, the Versa-Dek product is being used which spans metal deck on interior metal stud bearing walls. Concrete is poured in the deck allowing the building size, while still being a cost-effective option.

The new development conforms to the 2018 international energy conservation code, which at the time of design and start of construction, was the newest and most stringent version of the International Energy Efficiency Certificate (IEEC). As a result of the code, sustainable features include continuous ridged insulation around the perimeter of the building, LED fixtures, and primarily energy star appliances.

Sheboygan, WI: Rosemann staff joined Missouri-based Green Street Real Estate Ventures, ARCO Construction Company, Inc., and other project partners, dignitaries, and guests on Friday, October 29th to celebrate the official Ribbon Cutting and Grand Opening of The Oscar, a beautiful redevelopment of a 17.5-acre site located in the heart of Sheboygan, Wisconsin, formerly occupied by the VanDerVart Concrete Company (once known as the Oscar Zimbal Brick Co.). A new Kwik Trip and a 1.5 acre lot is a redevelopment opportunity soon to be identified.

The recently constructed site is now transformed into a high-density, 240-unit apartment, 4-story housing and mixed-use suburban retreat, with 232 of those units economically priced for the workforce segment. The first residents moved in on Monday, November 1st.  Rosemann worked closely with the ownership and build team to create a vibrant urban neighborhood feel, while integrating the best modern architectural features to match the coastal community of Sheboygan.

Luxury amenities include a 6,000 SF Community Building, which is a remodel of the previous office building, repurposing it for the needs of the staff and residents. The structure delivers a lounge, gathering area, and meeting spaces, providing residents with multiple areas to work-from-home and play, along with billiards, kitchenette, pet grooming spa, bike storage, package room, 24-hour fitness center with first-rate cardio and strength training equipment, and studio decks for group exercise classes.
