Coming Summer 2021: Sylvan Springs Senior Apartments, St. Louis, MO

St. Louis, Missouri – A new affordable independent senior living community is in the works at Telegraph Road at Franru Lane. Designed by Rosemann & Associates architectural firm, Sylvan Springs Senior Apartments spans 46,414 square feet with 50 units comprised of a combination of 10 two-bedroom, 32 one-bedroom and 8 corner one-bedroom units all with a high level of accessibility and sustainable features.

“In conjunction with our development partners, Bywater Development Group, G&W Engineering, TWM Engineering, Altman Charter Company and everyone who has joined forces to ensure a smooth and successful opening, Sylvan Springs is uniquely positioned to meet the growing demand for specialized affordable and independent senior housing in our area,” said Rosemann Studio Director Jarrett Cooper.

This residential setting will include many common use areas with a multipurpose-room and country kitchen for activities, a lobby-lounge for entertaining visitors, an extensive rear patio with lighted walking path through the property and an onsite management office. Sylvan Springs is located on a convenient bus route and near many daily shopping opportunities.

The complex demonstrates the opportunities for saving energy and living sustainably through the Enterprise Green Communities sustainability criteria. Featured items include an open stair in the lobby to encourage walking, recycled and low emitting materials for health, and an improved building envelope for energy savings. Seniors living in Sylvan Springs will enjoy a healthy lifestyle with lower energy bills. 

Financial partners working with Bywater on this development include Missouri Housing Development Commission, St. Louis County Office of Community Development and PNC Bank.

Project completion is slated for May-June 2021. 

Women’s History Month: Spotlighting Nancy Rodney

In honor of Women’s History Month, we are excited to highlight Nancy Rodney, AIA, LEED AP BD+C, our dedicated and talented Senior Project Manager who has helped set the groundwork for many aspiring women in the field of architecture.  

Nancy joined Rosemann on March 16, 2006. She came to us from her early years of practice in Texas where she is a Registered Architect. She is a LEED Accredited Professional and a member of the American Institute of Architects.

Nancy has made major contributions to the success of Rosemann and to the satisfaction of her clients. Nancy commented, “Rosemann’s focus on designing communities for seniors, families, and students struck a chord with me. Service to our clients is key but creating places that are truly home to their occupants fuels my energy and pride in my work.”

Nancy’s effective participation and leadership roles are many and include serving as Past President of Commercial Real Estate Women (CREW) St. Louis and current member of the Crew St. Louis’ Diversity Equity Inclusion Committee, along with US Green Building Council Missouri Gateway Chapter, Past Board President, Chair of Development. She also serves on the Women Connect Advisory Board for Midwest BankCentre and is a member of the Spirit of St. Louis Women’s Fund, a giving circle.

When Nancy started practicing architecture forty years ago, there were very few women in the profession and almost none in senior leadership. Over time, she has witnessed change and is pleased to see women shine in the AEC field as they become Principals of national firms, execute choice commissions for buildings that win awards, and an increasingly large class of energetic and enthusiastic female graduates at the start of their careers. Each of these accomplishments is exciting but they all announce that Nancy’s generational struggle was worthwhile and is yielding fruit.

Nancy has enriched her profession by supporting community efforts to encourage women of all backgrounds to pursue careers in the field of architecture. She is passionate about giving back to the field and enjoys empowering and coaching the future generation of architects to set them on a path for licensure. Nancy said, “Architecture is a welcoming profession. Talent and ability is recognized first. It is never easy, but it is easier in architecture than in many other professions. My advice for anyone entering architecture is to follow your passion. If you love it, you will be successful.”

Kansas Welcomes Affordable & Accessible Villas for Seniors in Merriam


Merriam, KS:
 Construction is complete at Switzer Senior Villas, a new affordable multifamily housing option for individuals ages 55 or better. Switzer brings new energy to the southeast corner of West 71st Street and Switzer Road in Merriam, Kansas at the site of the former West Antioch Elementary School, which closed in 2003.

Leading this attractive design was architect Rosemann & Associates, P.C., giving special attention to details specifically intended to create a unique, independent, maintenance-assisted lifestyle in an active neighborhood setting. Tenants choose from 10 total resident buildings and 45 overall units with 3 accessible apartments and 2 hearing and visually impaired units among a mix of well-appointed one- and two-bedroom floorplans for lease.

The newly developed step free one-story villas deliver contemporary finish selections including vinyl plank flooring, beautiful kitchen cabinetry with ample storage space, 9-foot-tall ceilings, and front & rear patios. Design considerations such as countertop/ cabinet and flooring transition color contrast and horn strobe alerts for smoke detection accommodate the needs of visually or hearing-impaired tenants to ensure a healthy and safe living environment.

The exterior material mix includes stone, cementitious horizontal lap and shaker style siding, architectural shingle and standing seam metal roof accents. Rosemann carefully collaborated with the civil engineering team to develop stepped building details to maintain beautiful plan layouts that accommodated the site grading challenges.

A full complement of living options at this pet-friendly community include kitchens with dishwasher, refrigerator, oven, microwave, full size washer/dryer, and private patio. Modena Cherry Creek Delivers Luxury Senior Licensed Care to Denver, CO

Denver, CO: Developed in partnership with Banner Development and Solera Senior Living, Modena Cherry Creek is 84,000 square feet of space with its distinctive three-story construction design capitalizing on its panoramic views of the Colorado Rocky Mountains. Modena is tailored to the next generation of seniors with 64 Assisted Living and 32 Memory Care spacious suites, multiple unique floorplans, sophisticated design and amenities, and inspiring indoor and outdoor spaces. Ribbon Cutting Marks Opening of Scott Manor, Phase I and Groundbreaking of Phase II, North St. Louis County

St. Louis, MO: Affordable housing is seeing real change in North St. Louis County with the  opening of Scott Manor, the area’s finest newer mixed use, affordable senior independent living community at 2131 Chambers & New Halls Ferry Roads. Katie’s background includes:

  • Bachelor of Fine Arts, Interior Design – University of Central Missouri
  • Interior Design/NCIDQ Certification
  • Pursuing Architectural Licensing
  • Former Senior Project Designer at Local Firm

Katie’s role at Rosemann is to work closely with the project team and support the technical research and documentation of senior, multi-family and student projects.  Katie’s education and experience in interiors provides a unique perspective to her role on each project team.

A New Beginning for Historic Tri-County YMCA Building

Granite City, IL – On Thursday, February 13th, a groundbreaking ceremony signaled the start of the redevelopment of the historic Tri-County YMCA to the newly named Edison Avenue Art Lofts. About 100 people, including dignitaries, community members, and the development team, gathered in the rotunda of the City Hall before venturing outside for a short ceremony. The official groundbreaking was followed by guided tours of the former Y.

Located at 2001 Edison Avenue, this iconic building has been vacant since the Y left for a new location in 2004. The design’s new intent is to preserve historic elements of the building, while transforming the structure into 37 one-and two-bedroom affordable loft-style apartments and arts hub, along with commercial space, common area and amenities. Residency is geared towards the arts community, with a few units set aside for veterans who work with art either as therapy or for a living. All the units will be accessible by people with disabilities.

This project is a community venture made achievable through support from government, nonprofits, and financial institutions using tax-increment financing, low-income housing tax credits, historic tax credits, and a grant from the HOME program.

Rosemann & Associates, P.C., architects are leading the design for the restoration of the project, teaming with Rise Community Development, Altman Charter Company, City of Granite City, Madison County Community Development, Illinois Housing Development Authority, FCB Banks, and Associated Bank.

Edison Lofts Art Lofts is slated to welcome its first residents in late 2020.

Rosemann & Associates, P.C. is Recipient of 2020 State Historic Preservation Officer’s Citation of Merit, Tulsa, OK

Tulsa, OK: Rosemann & Associates, P.C. is the recipient of a 2020 State Historic Preservation Officer’s Citation of Merit as awarded by the Oklahoma Historical Society for the Mincks-Adams Hotel Rehabilitation Project in downtown Tulsa, Oklahoma.

Congratulations to Rosemann & Associates, P.C. (architect of record), along with its project partners Rose Rock Development, Rosin Preservation, and Studio 45 Architects for demonstrating extraordinary commitment and positive contribution and for the role they played to restoring and preserve this piece of Tulsa history.

The State Historic Preservation Officer’s Citation of Merit is given for outstanding accomplishments in historic preservation. The award recognizes exemplary efforts on the part of an individual, organization, corporation, or government entity in the furtherance of historic preservation at the local, state, or national level.

Downtown Tulsa’s 1920’s former Mincks-Adams Hotel was added to the National Register of Historic Places in 1978. It has been widely recognized by its intricate exterior glazed terra-cotta veneering and architectural style. Its recent extensive transformation into The Adams Apartments in the Deco District brings Tulsa’s past to the present with a stunning upscale mixed-use 65-unit development.
