Robert Graham at Orchard Hill Landing is a transformative redevelopment project in Milledgeville, GA, designed to provide modern, affordable housing while preserving the community’s history. Led by Rosemann & Associates, P.C., in collaboration with the Housing Development Corporation of Decatur and the Milledgeville Housing Authority, the project utilized Low-Income Housing Tax Credits (LIHTC) and the Rental Assistance Demonstration (RAD) program to create 171 homes. The development combines 115 rehabilitated units with 56 new construction units, offering 1- to 5-bedroom options across a 55-acre site.
Located at 304 Pritchard Street, the project includes single-story renovations, three-story walk-ups, and two-story flats, all designed for energy efficiency and sustainability under the EarthCraft Program. The newly added community building serves as a hub with amenities such as a fitness center, computer room, classroom, and a gallery celebrating the neighborhood’s history. Outdoor areas feature parks, playgrounds, and picnic spaces for recreation and social engagement.
This project sets a benchmark for future affordable housing developments, thanks to the collaboration of multiple partners, including Orchard Hill Landing Partners LP, Walix Construction, and others.
