Rocking a Stocking, A Worthy Cause

St. Louis, MO: Rosemann was excited to participate in the “9th Annual Rocking a Stocking design contest and toy drive, an annual holiday event benefitting SSM Cardinal Glennon Children’s Hospital and hosted by Working Spaces in partnership with Kimball International. Area design firms competed by creating and constructing stockings and generously donating stockings and toys to the cause. Guidelines included two stocking categories – Function or Form. Both categories needed to incorporate the provided stocking in some way, and deconstructing the stocking was acceptable. A wonderful turnout of guests gathered for an evening of food and drink as they awaited the announcement of the winners.

Rosemann’s architectural team associate Ashley Hicks helped lead her team in the handcrafted creation of the ginger-bread house. During the planning phase, the team decided to incorporate several essential items into their ‘Twas the Night Before Christmas theme including reindeer displayed atop the roof waiting for Santa’s return and Santa stuck in the chimney struggling to find his way out. LED string lights illuminated the roof line, tiny Christmas tree, and fireplace. Recycled materials were used to construct the structure and base, brown chipboard gave it the gingerbread cookie look, and white puff paint looked just like royal icing. The felt stocking was transformed into the red and white accents, bedspread, and rug and gumdrop lights and candy cane decorations topped off the exterior.

Ashley Hicks commented, “Thank you to our artistic team for your great imagination and for taking this fun and friendly competition to another level.”

At the close of the competition, the stockings and a large amount of toy donation were presented to the amazing children and families who will spend their holiday season away from home.

Topping Out Ceremony Marks Milestone at The Meadows Luxury Living

Lake St. Louis, MO: We recently celebrated the “Topping Out” milestone of our latest multifamily design, The Meadows Luxury Living, a new upscale 156-unit development adding amenity-rich, premier housing and community greenspace to the area of Lake, St. Louis, Missouri. The project is comprised of five, three-story buildings spanning across 131,425 SF, with 48 spacious two-bedroom units and 108 one-bedroom units. 

The Topping Out party was complete with catered food and drinks and the attendance of the development team, subcontractors, property management, and community representatives, all gathered to celebrate this wonderful achievement.

Congratulations Zachary Braun on Your Big Accomplishment!

Project Designer Zachary Braun Passes the Architect Registration Examination (ARE)

Congratulations to Project Designer Zachary Braun who recently finished the multi-division Architect Registration Examination (ARE), an exam administered by the National Council of Architecture Registration Board (NCARB) to assess an individual’s knowledge and skills regarding the practice of architecture. The current version of the exam features six divisions. Passing all six divisions is a requirement towards earning an architect license.

Rosemann’s President and CEO Donald Rosemann remarked, “Thank you Zachary for your determination and hard work towards finishing the ARE testing and for the many ways in which you make a special contribution to our team.”  

Zachary joined our St. Louis architectural team in June 2021. Prior to Rosemann, he worked at an architectural firm supporting the design of various higher education level facilities assembling feasibility studies, design development, construction documentation and creating as-built Revit models. Earlier in his career, Zachary was employed at a local firm, where worked as a CAD/Support Engineering Specialist, designing custom commercial furniture pieces, and engineering those pieces for manufacturing and programming CNC routers.

Zachary commented, “Thank you to everyone at Rosemann for your support and for providing the resources to reach my career goals. I look forward to fulfilling the final requirements towards obtaining my architect’s license.”

He has enjoyed developing his architectural talents over the years and is skilled at several computer programs such as AutoCAD, Enscape, Sketchup, Revit, Lumion and more. Zachary is a native of Sullivan, Missouri and a graduate of the University of Kansas, Lawrence, KS, where he holds a Master of Architecture Degree.

Rosemann Expands Supportive Services with Women-Centric Design Team

Rosemann has been a long-time partner, funder, and volunteer for Amethyst Place in Kansas City, MO, a non-profit organization that provides supportive housing, family empowerment, and therapeutic services for single mothers and children recovering from generational poverty, trauma, and/or substance abuse. Currently, Amethyst Place helps families stabilize and unify with 37 private, fully furnished apartments at 27th and Troost. However, the 12-month waitlist for the existing property means more than 40 families continue to be separated and houseless while awaiting safe housing and support. Rosemann recently partnered with Amethyst Place to implement their expansion goals by transforming 1.28 acres of blighted, vacant land into a new 37-unit development.

Mirroring the mission of the non-profit, Rosemann helped Amethyst Place assemble a team of professional women, including Emily Clements, NCIDQ, Maggie Brennan and other women-led designers, professional engineers and general contractors, to design and build the expanded housing option which includes a community area and green space for outdoor play. Parking will surpass minimum urban design standards to meet parking needs.

In the words of Rosemann Project Architect Emily Clements, “Being a team of women designing housing for women naturally makes sense. We can take our own experiences and apply them to create a functional and safe environment. But it is especially important for these women who may not have felt that security before now to know their needs are being considered in creating a stable home. It is extremely fulfilling to be able to use my professional skills to uplift other women.”

To fund the $15,400.000.00 expansion project, Amethyst Place has launched a capital campaign that leverages private and public investments, including government contracts, tax credits, foundation grants, and individual donors.

Specifications for the new Level II supportive housing include:

Community programming space, fitness room, and staff offices on the first floor
Gated outdoor space with courtyard, playground, and bike path

  • (17) 2 bedroom/2 bath – approximately 1,125 SF
  • (8) 3 bedroom/2 bath – approximately 1,575 SF
  • Laundry on each floor
  • Elevator with accessible units
  • Parking lot with 32 spaces and security gated entry

Specifications for the new Level III supportive housing include:

  • Two-story townhomes with private front entrances
  • (6) 2 bedroom/2 ½ baths – approximately 1,564 SF
  • (6) 3 bedroom/2 ½ baths – approximately 1,912 SF
  • Rear-door access to parking lot, courtyard, and other outdoor amenities near the apartment building

Maggie Brennan, Rosemann Design Architect for the project commented, “Single mothers and their children deserve support, love, and community on top of basic human rights like housing. Affordable and supportive housing service are so important, not only for the individuals living there, but for our whole community. Amethyst Place is an incredible organization, and I am proud that our work will allow more women and families in our community to access their services.”

Quartet – A Senior Living Village

Quartet’s outdoor dining and patios with lush landscaping and natural terrain, circular walkways, and visual cueing

On November 10th our team celebrated the Ribbon Cutting ceremony and Grand Opening of Quartet: A Senior Living Village. Guests enjoyed appetizers, entertainment, chances to win prizes and VIP tours. This new 120-unit Carefree Living, Assisted Living and Memory Care community was developed by Des Moines, Iowa based Nelson Construction & Development and designed by Rosemann to bring approximately 120,819 SF of inspiring spaces and refreshing architecture to residents in the heart of South Bettendorf, Iowa.

Rosemann’s design reflects a refreshing approach to senior living with uncompromising quality and comfort, sophisticated accommodations, and a mix of spacious studio, one-bedroom and two-bedroom floor plans ranging from approximately 328 to 960 SF suited to accommodate each resident’s lifestyle. Interiors highlight well-appointed, select full-size kitchens with Silestone quartz counters, glass mosaic subway backsplash, porcelain-tiled floors, decorative fixtures, luxury vinyl plank flooring and stainless-steel appliances.  

Lifestyle amenities bring many opportunities for socializing and activities including happy hour in the Tempo Bistro or favorite chef-prepared meals in the Symphony dining room. Residents love spending time at the Harmony Wellness Center, Quartet Theater, Aria Salon, and Opus Art Studio. Internal courtyards and outdoor dining and patios with lush landscaping and natural terrain, circular walkways, and visual cueing give opportunities for daily exercise and enjoying all that Quartet has to offer.

Doorways Grand Opening Celebration of Jefferson Avenue Campus, St. Louis, MO

We were happy to attend DOORWAYS’ Grand Opening Celebration of their new Jefferson Avenue Campus, St. Louis, Missouri. Over 200 guests enjoyed a short program and ribbon cutting, followed by a tour of the impressive new 3-acre facility and a wonderful reception with light refreshments.

The interfaith non-profit organization’s new campus offers housing with onsite services to help serve over 3,000 people a year who may be alone and homeless or abandoned by families. DOORWAYS delivers six platforms of housing services and remains the only agency in the area dedicated to HIV housing and supportive services.

275-Unit Luxury Apartment Community Coming to North Kansas City Market

Team Rosemann was delighted to work with developer, Milhaus, on ORA, a 275-unit community created to support economic development and job creation in the historic town of North Kansas City. Pushing the envelope on modern amenities to complement the surrounding redevelopment and crafted especially for the expanding professional population, this project infuses continued opportunity into the Kansas City area. ORA delivers one 4-story garden style and five 3-story residential apartment buildings, along with a modern clubhouse and a maintenance building. Uniquely designed floorplans range from studio to three- bedroom units sprawled across 9.346 acres.

ORA displays the best in amenities including a top-end clubhouse facility, a dog park with wash station, BBQ grills and fire pit areas, fitness room, swimming pool and sundeck, and bike storage found in each unit and in spaces outside each residential building as well as at the clubhouse. The property also offers ample parking, along with detached garage stalls and carports. ORA’s prime location gives residents quick access to a selection of dining and entertainment options including movie theaters, local breweries and eateries, and athletic facilities all within biking distance.

The development benefits from qualified Opportunity Zones, which were established by the Tax Cuts and Jobs Act of 2017 to spur economic development and job creation. The program incentivizes investment in underserved communities via significant investor tax benefits with respect to current and future capital gains.

Former Metro North Mall Redevelopment Now Leasing

Kansas City, MO: Woodstone at Metro North Crossing unveils as the first step of a multi-phase redevelopment of the former Metro North Mall at N. Wyandotte Street in Northern Kansas City. Woodstone delivers 249 luxury one- and two-bedroom units and 36 two-story townhomes resting atop 30,000 SF of steel-framed ground-level premier walkable shops and office space, all anchored by entertainment complexes. The apartments range in size from 715 to 1,420 SF.

From the onset of the redevelopment, the project team envisioned a “Main Street Village” concept with walkable shops, restaurants, and outdoor gathering areas. The ground level retail and office aspect of the townhome building was the initial step in the realization of this vision.

Several alternative solutions were made by Rosemann to help defray the rising cost escalations such as changing from a flat roof to a pitched shingle roof with mechanical well at the apartment buildings. Roseman also revised the structure of the retail space from concrete to steel frame and switched from full depth brick masonry to a thin brick veneer and stone veneer. The stair towers were modified from CMU block to wood framed at the apartment buildings and lowered the overall height of the stair towers at the retail/townhome building, which no longer access the roof. In addition, metal siding was changed to a fiber cement. The amount of color changes were simplified on the townhome building and the articulation on the apartments and retail/townhome were also simplified.

A challenge faced by Rosemann during this design was the fire rating of the retail space after changing from a concrete structure to a primary steel framed structure with wood floor trusses. In this case, the steel was sprayed and required a sealed engineer’s letter. The steel columns were sprayed in accordance to a typical UL assembly and the wood trusses were protected by a rated gypsum ceiling.

Woodstone at Metro North Crossing is the perfect destination for active individuals seeking recreational and social opportunities and a low-maintenance lifestyle. Residents have access to many businesses, restaurants, retail, entertainment and movie theater all within walking distance. While under construction, T-shots, a driving range restaurant and bar opened across the street just north of the apartments and proves to be a real draw to the area.

Also an attraction are the impressive residential amenities that Woodstone delivers with large resort-style outdoor swimming pool with multiple outdoor lanais and grilling areas at the pool deck, a large clubhouse for private parties with coffee bar lounge and kitchenette, game room with pool table, fitness center, pickleball and volleyball courts, walking trail, as well as a dedicated off-leash area for pets, a private exercise facility, electronic parcel delivery locker, enclosed garages, dedicated garages for bicycle parking, and carports.

“We could not be more pleased to work along the side of developer, Metro North Crossing Apartments, LLC and contribute to the repurposing of this significant project in the Northland area. Our goal has been to maintain the context of the neighboring community while presenting an upbeat vibe with modern architecture and designer-styled interiors filled with natural light and high-end finishes,” said Edward English, Rosemann’s senior project manager.

This project meets the Bronze Standards of the National Green Building Standards. Financing for this exciting new venture is made possible by the U.S. Department of Housing and Urban Development (HUD). The development is being delivered by a collective project team including owner, Metro North Crossing Apartments, LLC; general contractor, MW Builders, Inc.; MEP, Latimer, Sommers & Associates, P.A.; civil engineer, Olsson; landscape artist, Land3 Studio; green building consultant, ASERusa and interior designer, Piper Wind Architects.
