Kansas City’s First Multifamily Housing Project Using Recycled Shipping Containers

Kansas City, MO: An undeveloped lot will soon breathe new life as Kansas City’s first multifamily housing project using recycled shipping containers. The project brings an affordable, modern, and eco-friendly housing option to the Midtown urban core.

Rosemann is partnering with Syndicate Real Estate Development to provide professional architectural design and structural services, while working directly with the city and council members and surrounding neighbors to secure approval and permitting for this innovative building approach, the first of its kind in Kansas City. The use of the reclaimed containers is intentional to preserve materials that would otherwise be deposited on the bottom of the ocean. Additionally, the simplicity and size of the containers, paired with the low cost and industrial strength is well suited as a durable base for modular multifamily units.

The new community is being developed as an affordable living option without the use of city, state or federal incentives. Monthly rents for the 320 SF, 48-unit micro apartments are estimated at $675 – $775. Units are fitted with a tiny living design concept including floor-to-ceiling windows, custom cabinetry, space maker appliances, in-unit laundry, full bathroom, storage, and central air and heating. First floor studio apartments include a patio, while upper floors have decks. An impressive limestone retaining wall is planned to stabilize the steep site slope, which will be built from reclaimed, excavated rock from the site. The retaining wall provides for a beautiful view from the west side of the site. The area also contains a dog park/open space with a partially enclosed gathering room – made from a container.



Aesthetically, the exterior utilizes accent colors to establish a rhythm on the site. The walls will be framed from the inside and insulated with closed cell spray foam to meet fire rating and code. The interior will bring a modern design approach and open floorplan concept to maximize the 320 SF space. The goal is to use as much of the shipping container as possible; thus, when sections need to be removed during construction, those containers have been used on the exterior portion of the building and on other parts of the project. Existing wood container floors have been retained and encapsulated with epoxy.

“It is refreshing to work with a group whose purpose is to provide affordable housing utilizing outside of the box concepts like repurposed shipping containers that would otherwise be discarded at the bottom of the ocean. This approach may be a catalyst to incite further development in the area,” said Rosemann Project Manager Michael Gaillard.

Joining Syndicate Real Estate Development and Roseman is Latimer, Sommers & Associates, P.A. (LSA) providing MEP and McClure is the civil engineer.

Joe Martucci Joins Rosemann’s Denver Team

Joe Martucci Joins Rosemann Denver

Denver, MO: We are pleased to announce that Joe Martucci joined our Denver architectural team in June. He holds a Masters in Architecture from the University of Kansas, Lawrence, KS.

Joe brings several years’ experience as an architectural intern working at various firms in Illinois, Iowa and Colorado, where he developed his passion for design.

Under the direction of Rosemann’s studio director and project managers, Joe works with our highly collaborative, multi-discipline team to apply knowledge of architectural design, construction detailing and procedures, zoning and building codes, and building materials and systems. He produces conceptual plans, renderings, and documents and plans layouts of projects. He also utilizes computer-assisted design software and equipment such as Revit, AutoCAD and Enscape to prepare project designs and plans.

Outside of work, Joe enjoys fishing, hiking, photography, and attending sporting events. Welcome Joe!

‘The Oscar’ New Workforce Housing Opens in Sheboygan, WI

Modern Mixed-Use, Work-Force Housing Brings A Suburban Retreat to Sheboygan, Wisconsin

Sheboygan, WI: The Oscar multifamily development is complete and transforms a 17.5-acre site into the largest, high-density, 240-unit, 4-story housing and mixed-use suburban retreat in the heart of Sheboygan, Wisconsin. 232 of those units are economically priced to target the workforce housing market. Each residence offers an extensive modern appliance package complete with in-unit washer and dryer, central air, contemporary cabinets, granite countertops, and Juliet/full balconies.

The Oscar neighborhood delivers a 6,000 SF refurbished community building providing residents with multiple areas to work-from-home and play, along with ping pong, kitchenette, pet grooming spa, bike storage, package room, 24-hour fitness center with first-rate cardio and strength training equipment, and studio decks for group exercise classes. Residents love the convenience of the subsurface temperature controlled and secured parking beneath all buildings. A separate existing renovated building provides ample secure storage for the residents.

Step outside to a relaxing lounge and fire pit area, pavilion, barbeque stations, and a rustic playground. Bring ‘Em Home: A Baseball Benefit for Amethyst Place

Kansas City, MO: #Teamrosemann Kansas City is thankful for the opportunity to sponsor Bring ‘Em Home: A Baseball Benefit for Amethyst Place. This inaugural family-friendly event was held as a field day and fundraiser at The Royals Kansas City Urban Youth Academy and included an afternoon of baseball, games, 50/50 raffle, caricature drawings, the Snack Shack and more! A big congratulations to Erin Morris, Associates AIA, who recently graduated from the 2021-2022 AIA Kansas City Pillars Leadership Program!

Erin was one of 16 applicants selected for the program. Pillars is a leadership training program for AIA Kansas City members whose purpose is to prepare a representative cross section of the chapter’s emerging leaders for their role in shaping the future of both the architectural profession and the greater Kansas City metropolitan area. This peer driven group of 16 architects and other design professionals met once a month for a year to network and to explore and learn about Kansas City topics such as STEM education, politics and advocacy, academia and mentorship, business and legal issues, project delivery and partnership, communication methodologies, outreach, industry trends and economic development.

Erin commented, “Our AEC community here in KC is small and close knit and I am forever grateful for this wonderful opportunity and for the connections and friends I’ve made!”

Erin started her career at Rosemann & Associates, P.C. Kansas City in May of 2016. Prior to joining Rosemann, Erin graduated from the University of Kansas with a Master of Architecture, along with a Health & Wellness Certificate. While completing her Health and Wellness Certificate at KU, Erin interned at a Kansas City-based firm with a focus in healthcare. In 2020, Erin pursued her interests in healthcare architecture, but rejoined the firm in November of 2021 as her ultimate passion is multi-family housing.
