Zachary Callaway – Named April’s Mile High Climber by Mile High CRE

Big shout out to Zachary Callaway architectural designer at #teamrosemann for being named April’s Mile High Climber by Mile High CRE! Mile High Climbers are developers, brokers, architects, engineers, and contractors who are new to their field or are in the early years of the profession. They innovate, inspire, collaborate, take risks and are future passionate leaders and change makers in our industry.

Zack has contributed significantly to the growth of Rosemann’s Denver office since joining us in March 2014. Not only is he an integral part of the Denver team but also a resource to our 60-person multifamily architectural firm. Notably, Zack has helped to improve workflow consistency and efficiency between our four offices by rebuilding key components of the Rosemann BIM libraries making our designs more precise, accurate, and efficient, resulting in better deliverables to our clients. Zack also sets a new precedent for design innovation industry wide by creating a new standard of detailed quality renderings for our clients.

Outside of work, Zack is active in the local community. His weekends consist of taking part in a recreational baseball league, providing freelance graphic design services, with packaging designs sold in REI and Big 5 Sports, and as a hobby, Zack sketches family pets to help raise money for local animal shelters and rescues.

Zack epitomizes the definition of a rising leader in our firm. His enthusiasm for our industry has great potential to inspire us all to great heights. We look forward to seeing what the next stage of his career will bring.

Celebrating Places that Matter

Edison Avenue Art Lofts Exterior at the Corner of 20th Street and Edison Avenue

Recognizing the layers of time helps to understand the past. That is why in 1973 the National Trust for Historic Preservation established a week in May as National Historic Preservation week and in 2005 they extended the celebration to the entire month of May, declaring it “Preservation Month.” This May, we urge you to reflect on historic preservation by celebrating the diverse and unique heritage of our country’s cities, states and local communities and by promoting our historic places and their stories, traditions, and legacies.

Rosemann shines its spotlight this Preservation Month on the transformation of the iconic YMCA building in Granite City, Illinois into Edison Avenue Art Lofts, an affordable housing development and arts hub. The original Gothic revival structure at 2001 Edison Avenue was erected in 1924-26 for the YMCA, which was founded in 1916. It served as a hub of community activity until 2004 when the Y moved to a new location. Although the building sat mostly vacant for 14 years, intriguingly, it not only temporarily served as a haunted house and a movie set but it was also rented as a training ground for law enforcement and other purposes. In September 2017, the building was proudly named to the National Register of Historic Places.

One of the most striking design elements of the building is the well-preserved terracotta tile highlighting its decorative entrances along 20th and Edison streets. The tile that crowns the tops of the brick parapets has been cleaned and repaired to bring out the original luster of the building’s gothic style. The grand canopy at the East main street entrance is preserved to its original historic configuration of the metal work framing and crenellation on top. Green accent tile is embedded through-out the brick façade in different patterns with the iconic YMCA inverted triangle.

Rosemann’s intent was to passionately preserves the historic elements of the building already present, while purposefully transforming the 48,000 square foot structure into 37 affordable one-and two-bedroom loft-style apartments and arts hub, along with 5,000 square feet of commercial space, 6000 square feet of common area and full list of attractive amenities. The main lobby, where Y-users checked in, retains its original desk and open monumental stair. The remainder of the space is repurposed as a Galley to highlight resident art, with an adjacent community performance space. Additional amenity highlights are formal lobby and gallery, Energy Star / Sustainable Design apartments with high efficiency furnaces and appliances, dedicated bike racks, universal design & ADA units, community laundry facility, galleries, art studio & performing arts space, Wi-Fi access, fitness room, computer lab, storage, on-site management and maintenance, and a large studio area that is available for arts programing and other community benefit.

Construction Commences on Dardenne Luxury Apartments on the Prairie

Dardenne Prairie, MO: Dardenne Luxury Apartments on the Prairie is a multi-phase mixed use development under construction in the blossoming western St. Charles County suburb of Dardenne Prairie, Missouri. This 18-acre luxury multifamily apartment development was designed by architects Rosemann & Associates, P.C. to support a live, work, play lifestyle and presents (5) 3-story luxury apartment buildings with 120 one-bedrooms and 60 two- bedrooms, garages, and a 3,637 SF Clubhouse.

Future phases of the development include an additional 3-story mixed-use building with 24 additional resident apartment units located atop approximately 12,000 SF retail space on the 1st floor. plus a 3,500 SF retail center home to IMOs pizza restaurant chain, a St. Louis tradition, is planned on an out-lot within the development.

Dardenne Luxury Apartments is in a desirable location evidenced by the ease of commute to major interstates, as well as several of the metro’s largest employers, and local and national restaurant and retail options. The property carefully & appropriately transitions site density to seamlessly blend into to the existing surrounding community creating retail opportunities for the Dardenne Prairie area, as well as provides necessary additional high-quality housing to the area.

Rosemann’s exterior motif of building materials gives the development a beautiful high-end appearance with a tasteful blend of brick masonry veneer, cast stone accents, engineered lap siding, cementitious panel reveal siding, ornamental metal balcony railings, architectural shingles, and decorative exterior lighting sconces. Premium interior finishes include apartments with quartz kitchen peninsula and countertops, tall kitchen cabinetry, subway tile backsplash, luxury vinyl plank flooring, nine-foot ceilings, spacious bedroom and linen closets, quartz bathroom vanities, and private patio or balcony with storage.

Lifestyle comforts deliver a refreshing swimming pool and sun deck, outdoor entertainment bar amenity constructed of a reclaimed silo structure originally part of the property’s rich agricultural history, along with covered grills, 2 outdoor fire features, bike racks, and dog park. Along with St. Louis-based developer Mia Rose Holdings and Jim Cook, IMOs Pizza franchisee and co-owner of Sugarfire Smokehouse, Rosemann & Associates is teaming up with general contractor Midas Construction, Wentzville based civil engineer of record, Premier Design Group, as well as interior designer, Midas Construction Interiors. The property manager is 2B Residential. Benton Homebuilders is also partnering on this new community, constructing nine buildings featuring 60, 1,550-square-foot villas.

Action Against Community Hunger

For the month of April our Kansas City studio is taking time on Friday afternoons to volunteer at Harvesters Community Food Network. A group of 10 employees spent time this past Friday in the Clean Room sorting and re-sealing pasta.

Our Vice President Dave Hendrikse has had close relationship with Harvesters and helped them design the room we worked in. Dave had this to say, “Harvesters fulfills the most basic need in our community, hunger. They face this need with unparalleled tenacity. We are honored to partner with Harvesters in their ongoing mission to provide nutritious food to the Kansas City area.”

New Senior Living Community Coming to York, PA

The Residence at Fitz Farm, Exterior Rendering

York, PA: The Residence at Fitz Farm is a new senior living community underway at Springwood Road near Interstate 83 south of downtown York Township, PA near Queen Street. This 130-unit upscale development is a joint venture between co-developers IntegraCare based in Wexford, Pennsylvania and Indianapolis based Avenue Development, LLC.

Rosemann & Associates, P.C. is designing the beautiful four-story development to support a provision of distinct levels of care for residents, while enjoying a community within a community in a safe environment. The Residence at Fitz Farm is well-positioned on 16.5 acres of the former Fitz Farm and spans across approximately 124,000 square feet housing 68 independent and 42 assisted living apartment homes, along with 20 units dedicated to memory care, specifically for residents with Alzheimer’s disease and dementia. One- and two-bedroom modern open floor plan options are available, with outdoor terrace or balcony options.

Residents will embrace the finest in amenities including physical fitness and therapy areas, bistro, card room, theater, library, and salon. At the heart of this community is a focus on technology, infection prevention, equipment, and features such as automatic sliding doors, emergency call systems, and air purifiers all designed to help residents with care and safety and staying in touch with family members.

The interiors strike a balance between Colonial classicism and rustic detailing. Lights and darks balance with understated patterns and color combinations found in local architecture and nature. Repeating colors and materials found on the building’s exterior create a sense of connection with the interior aesthetic. Humble yet elegant board & batten paired with iron and wood set the stage for the stylish and timeless look of this community.

Rosemann looks forward to collaborating with co-developers IntegraCare and Avenue Development, LLC, as well as the rest of the talented project team including: contractor, Warfel Construction; MEP, Smith & Boucher; structural engineer, Horner & Shifrin; and interior designer, Direct Supply Aptura.

The Residence at Fitz Farm is slated for completion in the Winter of 2023.

Rosemann Hires Brion Ozim

Meet Brion Ozim at Rosemann’s Atlanta Office

Meet Brion Ozim who joined Rosemann’s architectural team in Atlanta, Georgia in March 2022. After completing a Bachelor of Science in Architecture from the University of Virginia, Brion moved to Atlanta, GA in the summer of 1993, where he completed a graduate degree at Georgia Institute of Technology.

Brion brings over 23 years of experience in the architectural arena and a solid background in facilitating the development of the design and production of construction documents, as well as coordinating the needs of clients, management, technical staff and outside consultants. He has assisted in client relations, permitting and building code management, material specifications, and maintaining quality control.

At Rosemann, Brion answers RFIs and works on blue prints and various construction administration duties, he also makes monthly field visits and writes observation reports. He consults with engineers and contractors to determine the best construction methods and design options and what permits to obtain. Brion uses his extensive hands on skills in AutoCAD, Revit, Proliance and other software programs to create building plans and exceptional detailed products.

On March 2nd, Jarrett Cooper, VP/St. Louis Studio Director at Rosemann joined other panelists to deliver engaging open dialogue on the future of the St. Louis commercial real estate market in 2022 and beyond. This insightful event was hosted at Green Street Real Estate Ventures’ new headquarters for the MetroWire Media 2022 St. Louis Market Forecast Summit, and moderated by Teri Samples, CPA, TPR with WIPFLI | Mueller Prost. Cooper commented, “the investment housing real estate landscape performed well in 2021, despite supply chain and tight worker shortages. The 2022 market promises to remain robust and we are confident that continued economic growth will bolster demand.”
