Rosemann’s Atlanta Office has Moved to Midtown!

This month, our Atlanta office relocated into the recently renovated Circa 730 Building. We are excited about being in the midtown area as we will be close to many clients, project partners and industry colleagues. We are impressed with the building amenities, walkability to all that Atlanta has to offer, and easy MARTA (Metropolitan Atlanta Rapid Transit Authority) trips to and from the airport to visit our clients and project sites nationwide.

This move makes room for our expanding team and positions us nicely for continuing to conveniently service our Atlanta based clients.  It’s adding to our local culture to be in a fun area of the city, so close to the iconic Fox Theater, Piedmont Park, and other landmarks.  The energy in the area is fantastic and the amazing food options and entertainment areas that midtown offers is unmatched!

The Oxbow at 18th & Swift to Deliver a 2022 Opening

Kansas City, MO: The Oxbow at 18th & Swift is poised to be the talk of downtown North Kansas City’s popular urban core. Sunflower Development Group, LLC and GSSW Real Estate Investments, along with Rosemann & Associates, P.C., have collaborated to design an distinct market rate multifamily community on approximately 1.4 acres of undeveloped land at the Northeast corner of East 18th Avenue and Swift Street. The Oxbow is slated for completion in December 2022.

Now under construction, The Oxbow will deliver an impressive 9-story, in-fill, u-shaped, concrete structure, home to 208 fashionable residential units on levels 3-9 including (35) studios, (139) 1- bedroom/1 bath and (30) 2-bedroom/2 bath layouts, as well as (4) impressive penthouse suites and parking on levels 1 through 3. The 3rd floor is a home run with a rejuvenating fitness center as well as resident storage lockers. The 9th floor will house the perfect harmony of relaxation and wellness with a comfortably furnished community/amenity space providing a range of uses including an indoor and outdoor kitchen, pub area, private work rooms, resort-inspired outdoor pool and pool deck with arguably the best views of downtown Kansas City. The ground floor level brings immediate connection to 3,500 square feet of street-level retail, leasing office, and secured mail/package storage.

The Oxbow at 18th & Swift is perfectly located with quick access to North Kansas City’s most desirable locales including not only the popular Chicken N Pickle indoor/outdoor entertainment complex but also Cinder Block local brewery and Restless Spirits, a trendy distillery. Within walking distance, residents will enjoy numerous restaurant options, local theatres, convenient bus transportation, as well as bike rental on the sidewalk of the property.

The Oxbow may be a brand-new housing option in town, but Rosemann’s architectural team nailed the heritage of North Kansas City’s brick façades and infill industrial buildings that bathe the downtown community by using nearly all masonry exterior. Construction-wise, the size of the Oxbow building does not allow use of typical wood frame. Instead, the Versa-Dek product is being used which spans metal deck on interior metal stud bearing walls. Concrete is poured in the deck allowing the building size, while still being a cost-effective option.

The new development conforms to the 2018 international energy conservation code, which at the time of design and start of construction, was the newest and most stringent version of the International Energy Efficiency Certificate (IEEC). As a result of the code, sustainable features include continuous ridged insulation around the perimeter of the building, LED fixtures, and primarily energy star appliances.

Sheboygan, WI: Rosemann staff joined Missouri-based Green Street Real Estate Ventures, ARCO Construction Company, Inc., and other project partners, dignitaries, and guests on Friday, October 29th to celebrate the official Ribbon Cutting and Grand Opening of The Oscar, a beautiful redevelopment of a 17.5-acre site located in the heart of Sheboygan, Wisconsin, formerly occupied by the VanDerVart Concrete Company (once known as the Oscar Zimbal Brick Co.). A new Kwik Trip and a 1.5 acre lot is a redevelopment opportunity soon to be identified.

The new community is opening in phases with the remainder of the first building fully move-in ready by the end of December. The second building is scheduled to be completed by January and the third by March 2022.

The recently constructed site is now transformed into a high-density, 240-unit apartment, 4-story housing and mixed-use suburban retreat, with 232 of those units economically priced for the workforce segment. The first residents moved in on Monday, November 1st.  Rosemann worked closely with the ownership and build team to create a vibrant urban neighborhood feel, while integrating the best modern architectural features to match the coastal community of Sheboygan.

The Oscar delivers beautifully detailed interiors in rich color schemes with 1, 2, and 3-bedroom layouts and modern fixtures. Luxury amenities include a 6,000 SF Community Building, which is a remodel of the previous office building, repurposing it for the needs of the staff and residents. The structure delivers a lounge, gathering area, and meeting spaces, providing residents with multiple areas to work-from-home and play, along with billiards, kitchenette, pet grooming spa, bike storage, package room, 24-hour fitness center with first-rate cardio and strength training equipment, and studio decks for group exercise classes. Residents love the convenience of the subsurface temperature controlled and secured parking beneath all buildings. A separate existing building is being renovated to provide secure storage for the residents. The use of the two existing buildings into the new layout helps to maintain a part of the original property in tact.

Rosemann Hires Corben Cartmill

Staff Architect

Kansas City, MO: Corben Cartmill joined Rosemann & Associates, P.C. in the Fall of 2021 following his graduation at Kansas State University with a Master of Architecture. Prior to graduation, he traveled and studied in Orvieto, Italy for a summer and completed an internship with an architecture firm in Los Angeles, where he was exposed to all phases of design and learning construction methods.

At Rosemann, Corben collaborates with the project team to create spaces for people to live, work, and visit. He uses his vast experience of custom home designing and applies it to curating meaningful spaces for people to occupy in multifamily facilities. Corben is working towards licensure and enjoys gaining experience in all aspect of design, especially working with new challenges with each project.

Corben’s hobbies include painting, drawing, and he is learning to cook all different types of recipes.

Hence, Rosemann & Associates, P.C. was formed and has evolved into a professional staff of over 50 and a leading architectural firm with 4 thriving locations in Denver, Kansas City, St. Louis, and Atlanta.

East St. Louis’ Historic Broadview Hotel to be Redeveloped

East St. Louis, IL: The 7-story historic Broadview Hotel at 415 E. Broadway in Downtown East St. Louis is being redeveloped into The New Broadview, an affordable senior and veterans living apartment community. The venture is being funded by Rebuild Illinois, the state’s five-year statewide construction program. Efficacy Consulting, LLC, a North St. Louis based firm, and East St. Louis-based Community Lifeline will both undertake the building’s redevelopment.

The Broadview Hotel was completed nearly 100 years ago in 1927 and stood tall as the city’s largest and finest first hotel operating in East St. Louis and doubled as a regional and statewide convention and meeting venue. The structure was designed under the direction of Arthur J. Widmer for Widmer Engineering Company and exemplified the principles of Classical Revival design as well as modern urban hotel planning. The hotel operated in East St. Louis until the mid-1980s when Southern Illinois University took over the property and offered community and educational based programs.
 
In 2006, the building was turned over to the City of East St. Louis, where it has remained vacant until now. In December 2013, the building was listed in the National Register of Historic Places, allowing an opportunity for the developers to utilize Historic Tax Credits, which provides equity to help finance the redevelopment.

Rosemann’s design will include improvements to the historic building’s fabric in its public spaces for lobbies and activity spaces and will transform 129,831 total gross square feet and 7 total stories into 109 apartment units in a mix of 1- and 2-bedroom garden units and town homes, including accessible, adaptable, and visual and hearing-impaired units. The project also accommodates a home to a Transit Oriented District Senior Services Center providing community-based supports and services and a connection to resources for older adults including health and wellness programs, nutritional support, educational programs, and computer and information technology. The property sits approximately a block away from the Metrolink transportation center and ties downtown East St. Louis to other employment centers on both sides of the river. 

Rosemann & Associates looks forward to collaborating with owner/developer, Broadview Development, LLC; development firm Efficacy Consulting & Development; developer Fulson Housing Group; general contractor Russel HBD Construction, Inc.; engineering consultants, Horner & Shifrin, Inc.; and all the project team. Construction start is scheduled for year 2022.

Welcoming Emily Clements to Rosemann

Staff Architect

Kansas City, MO: Emily Clements, NCIDQ joined Rosemann’s Kansas City office in the fall of 2021. After graduating from the University of Missouri, Columbia, MO, Emily worked designing high-end single-family homes and spent the next 5 years working for a national commercial firm that specialized in grocery and retail projects across the country.

With a 6+ year career in the industry, Emily has gained experience in every step of the design process from Programming to Construction Administration. She specializes in Site Analysis, Schematic Design, and Construction Documents. Her experience in grocery and retail design has provided her with excellent attention to detail, consultant coordination skills, and client communication skills.

When away from the office, Emily enjoys hobbies of hiking, cooking and traveling.

Columbia, MO: Sinclair Estates, II is an affordable independent senior community for ages 55+ now under construction in the heart of Columbia, Missouri. These beautiful apartment homes will feature all modern conveniences such as a full kitchen, hardwood style flooring in common areas, ceiling fans, and washers and dryer hookup in each apartment. The development is conveniently located near grocery stores, pharmacies, banks, restaurants and medical offices.

The development will deliver 40 total units Type A units (15 % of total) – 6 w/2 bed HI/VI units (2.55 of total), 1 w/2 beds standard units, and 33 w/2 beds. Rosemann is fortunate to partner on this exciting project with owner Sinclair Estates, II, LP; general contractor, Fairway Construction; MEP Parson Kent McKinley Raaf Engineers; and civil Engineering Surveys & Services.
