A True Retreat – Birkwood Village of Tama/Toledo

Toledo, IA: Rosemann & Associates, P.C. announces the grand opening of Birkwood Village of Tama/Toledo, a 56-unit senior community at 308 2nd Avenue, Toledo, Iowa. To bring this vision to life, Rosemann joined developer Mark Holtkamp of Solon, Iowa and operator Healthcare of Iowa (formerly Assisted Living Partners), as well as the project team line up of mechanical/electrical/plumbing engineer, Advanced Engineering Systems, Inc.; civil engineer, Hall & Hall Engineers, Inc.; general contractor, Merit Construction; and interior designer, Holly Lala of Healthcare of Iowa. 

Birkwood Village brings a beautiful senior living option to the Iowa communities of Tama and Toledo, allowing long-time residents the opportunity to age in place and continue to live in the towns and cities in which they love. This approximate 56,000 square foot maintenance-free, slab-on-grade, two-story apartment home development delivers (40) assisted living and (16) memory care spacious open floor plan units. During the construction process, the Owner was able to stabilize the soil utilizing cement treatment of the soil that was both cost effective and limited the impact to the construction schedule.

“The opening of this inspired assisted living and memory support neighborhood adds an appealing homelike setting for seniors in the great community of Tama/Toledo. Residents enjoy a unique combination of housing, support services, personal assistance and attractive design and amenities,” said Rosemann’s Vice President Dave Hendrikse.

Each home offers a kitchenette with refrigerator, microwave, washer/dryer hookups, lots of closet space and accessible bathroom. Other options offered to residents include light housekeeping and linen service, 24/7 emergency staff, onsite maintenance crew, access to personalized health care services and an opportunity to rent an assigned parking garage.

While exploring the robust complement of amenities, residents find many opportunities to socialize and engage in a fun schedule of activities including a enjoying a cocktail in the pub or having coffee with friends in the bistro, as well as exercising in the large fitness/multi-purpose center or taking a stoll on the inside walking trail. Onsite transportation gives residents an opportunity to explore their surrounding neighborhood, stores, parks and even casinos.

The Beacon Student Housing Opens at Full Capacity

Marietta, GA: Roseman celebrates the opening of The Beacon, an incredible new home base for students attending Kennesaw State University and Life University at 315 Freys Gin Road. The fully leased community opened just in time for the school’s Fall semester move-in date to bring the best student living experience to Marietta, Georgia.  

Rosemann designed The Beacon to provide a new housing destination to KSU’s graduate and undergraduate communities in a comfortable, secure and supportive living and learning environment. Only a half-mile walk or bike ride from the University, the garden-style flats come fully furnished and deliver 158 total units with one, two, three and four-bedroom apartment homes spanning from 721 to 1470 square feet. The 211,000 SF development includes 4 buildings at 3 and 4 stories tall, along with a 12,700 SF clubhouse and 466 surface parking spaces.

Stylish unit touches include a modern apartment and bedroom furniture package, granite countertops in kitchens and bathrooms, private bedrooms and bathrooms, full size washer and dryer, vinyl wood plank flooring, smartphone access to unit doors, stainless steel appliances, LED lighting, and 9 Ft tall ceilings.

The architecture reflects the community of Marietta, surrounding the Beacon with a residential and warehouse scale of materials to blend with the community on and off campus. Buildings with lapped siding and brick combined with flat roofs, covered balconies and porches and corner roof accents provide a backdrop to outdoor activity on warm days and comfortable interiors for blustery days. The clubhouse with a resort style pool, 24-hour fitness center, yoga studio and a clubroom parlor brings an accompaniment to a study lounge and single room study pods. The community is pet friendly with a spacious Bark Park. Additional conveniences include package delivery lockers and rideshare lounge.

Join Us in Welcoming Jack Young

Kansas City, MO: We are pleased to announce that Jack Young joined our Kansas City office this summer. He is a graduate of The University of Kansas with a Masters of Architecture. During his time at KU, he studied abroad in London and Paris. In his last year, he participated in the design-build graduate program, helping to design and build a sustainable, single-family home in Lawrence, KS.

While participating in the design-build graduate program at The University of Kansas, Jack learned invaluable skills and lessons in building design and practicality including seeing the entire building process from design work to concrete flatwork and finish carpentry.

At Rosemann, Jack helps with maintaining project files and conducting research on construction sites such as zoning laws and regulations. Jack collaborates with other designers and communicates with people inside and outside the company. He sees each project through all stages, while maintaining the client relationship. He is skilled at creating 3D models of designs in computer modeling programs such as AutoCAD or SketchUp and he is at ease with Revit, as well as Photoshop, Bluebeam, and InDesign.

“We are excited to welcome Jack to our design team. He has a special talent for designing spaces that fit our clients’ needs and visions. Jack is a terrific addition to the Rosemann family,” said COO Scott Rosemann.

During Jack’s undergraduate years at KU, he was a member of the cross country and track and field teams. He continues to love running and exploring Kansas City.

As a solution-focused critical thinker, Keri has a strong track record of developing and managing high performing teams focused on maximizing shareholder value. She has earned a reputation of excellence for consistently delivering outstanding results and is recognized as a key contributor to organizational growth.

With 25+ years’ experience as a finance and management executive, Keri is highly skilled at developing, managing, and optimizing accounting and financial strategies for professional services organizations. At Rosemann Kerri is responsible for financial accounting, reporting and analysis, payroll review and oversight as well as 401(k) & benefits administration, banking & taxes, and corporate compliance.

Keri delivers advanced skills in Excel, Microsoft Dynamics, MS Office, Microsoft Teams, Adobe DC Pro, QuickBooks, Navision, ADP Workforce Now, Paychex Payroll.

Outside of work Keri paints (mostly portraiture) in acrylics and watercolor. She also enjoys ceramics and paper crafts.  She is a huge Taylor Swift fan and she has also earned a pilot’s license!

Cindi McAdams Named Director of Business Development, Atlanta

Cindi McAdams, Director of Business Development – Atlanta

Atlanta, GA: Cindi McAdams has joined Rosemann’s Atlanta team as Director of Business Development. She is a graduate of the University of Portland, Portland, OR and a resident of Atlanta. Cindi has considerable experience leading strategic business development, team and project management, sales, negotiations, and lead generation. She has held both technical and managerial positions during her career, giving her a broad perspective of client needs.

Cindi brings a record of success to Rosemann where she drives new business and promotes services throughout Atlanta and the region, as well as sustains existing clientele. Cindi also collaborates with Rosemann’s Kansas City, Denver, and St. Louis teams to further build our presence, while continuing Rosemann’s tradition of exemplary service. She is skilled at implementing effective client strategies and winning pursuits in the Architectural, Engineering and Construction industry, as well as in the commercial real estate arena.

Welcome to the World Baby Jax

St. Louis, MO: Rosemann’s Brittany Kampschroeder, RA, NCABR and husband Keith recently welcomed their 2nd son Jax Allen Kampschroeder. He was born on August 10, 2022 at 5:28 pm. He weighs 8 lbs. 4oz and is 20-1/2 inches tall. His big brother Leo is a proud boy and says “everyone is doing great!”  

Kansas City’s First Multifamily Housing Project Using Recycled Shipping Containers

Kansas City, MO: An undeveloped lot will soon breathe new life as Kansas City’s first multifamily housing project using recycled shipping containers. The project brings an affordable, modern, and eco-friendly housing option to the Midtown urban core.

Rosemann is partnering with Syndicate Real Estate Development to provide professional architectural design and structural services, while working directly with the city and council members and surrounding neighbors to secure approval and permitting for this innovative building approach, the first of its kind in Kansas City. The use of the reclaimed containers is intentional to preserve materials that would otherwise be deposited on the bottom of the ocean. Additionally, the simplicity and size of the containers, paired with the low cost and industrial strength is well suited as a durable base for modular multifamily units.

The new community is being developed as an affordable living option without the use of city, state or federal incentives. Monthly rents for the 320 SF, 48-unit micro apartments are estimated at $675 – $775. Units are fitted with a tiny living design concept including floor-to-ceiling windows, custom cabinetry, space maker appliances, in-unit laundry, full bathroom, storage, and central air and heating. First floor studio apartments include a patio, while upper floors have decks. An impressive limestone retaining wall is planned to stabilize the steep site slope, which will be built from reclaimed, excavated rock from the site. The retaining wall provides for a beautiful view from the west side of the site. The area also contains a dog park/open space with a partially enclosed gathering room – made from a container.

Aesthetically, the exterior utilizes accent colors to establish a rhythm on the site. The walls will be framed from the inside and insulated with closed cell spray foam to meet fire rating and code. The interior will bring a modern design approach and open floorplan concept to maximize the 320 SF space. The goal is to use as much of the shipping container as possible; thus, when sections need to be removed during construction, those containers have been used on the exterior portion of the building and on other parts of the project. Existing wood container floors have been retained and encapsulated with epoxy.

“It is refreshing to work with a group whose purpose is to provide affordable housing utilizing outside of the box concepts like repurposed shipping containers that would otherwise be discarded at the bottom of the ocean. This approach may be a catalyst to incite further development in the area,” said Rosemann Project Manager Michael Gaillard.

Joining Syndicate Real Estate Development and Roseman is Latimer, Sommers & Associates, P.A. (LSA) providing MEP and McClure is the civil engineer.

30th & Summit is slated for completion at the end of this year.
