A Gem in Raleigh’s Landscape

Raleigh, NC: Rosemann & Associates, P.C. is pleased to announce the successful completion of The Mallory in Raleigh, North Carolina. This stunning market-rate multifamily development enhances the city’s architectural landscape boasting a fusion of contemporary design, exceptional amenities, and a vibrant living experience.

Spanning an 8.18-acre site, The Mallory comprises a mix of (1) three-story and (3) four-story buildings and collectively accommodates 239 units tailored to diverse needs with 197 one-bedroom, 24 two-bedroom, and 18 spacious three-bedroom apartments. Convenient surface parking ensures residents easy access to their homes.

The Mallory exhibits an outstanding standard of construction and design seamlessly blending durability with aesthetics. Erected on concrete footings and featuring slab-on-grade construction, the buildings incorporate wood-framed walls, partitions, and open-web floor and roof trusses for a robust structure. External aesthetics combine fiber cement panels, siding, brick veneer accents, and vinyl windows and balcony doors. The primary roof assemblies utilize low-slope TPO membrane roofing, offering longevity and protection.

Rosemann & Associates, P.C. proudly partnered with TriBridge Residential, an Atlanta-based full service multifamily investment, development and management company, alongside its subsidiary, TriBridge Construction, serving as the general contractor. The project also benefited from the expertise of civil engineer McAdams, structural engineer Rosemann & Associates, P.C., MEP engineer CM Engineering, TriBridge Residential as property manager, and interior designer Banko Design, each contributing their unique touch to this exceptional endeavor.

Empowering Architects of Tomorrow


Rosemann Kansas City teamed up with AIA Kansas City’s Women in Design Committee to support a “Day of Shadowing” program tailored for local high school students. This initiative offers a firsthand look into the dynamics of working at an architectural and structural engineering firm, providing valuable insights into our design studio’s culture and community.

Our Studio Director Gabe Vogl, led the students on a walking tour of our historical renovation project, the Argyle Lofts. Founder/President Don Rosemann took a few moments from his day to talk about his journey to architecture.

The students had the opportunity to shadow an architect, gaining insight into their daily responsibilities. Beyond shadowing, they collaborated with an architect to construct a model house and create a floor plan.

Overall, the day was fun and we enjoyed hosting the students!

Introducing Scott Manor Apartments, II

Building upon the success of Scott Manor apartments in North St. Louis County, we are happy to present Scott Manor Apartments, II, the second phase of the development. The new building is located at 2111 Chambers Road, St. Louis, MO 63136, adjacent to the four-year old original building.

The three-story structure spans ±51,762 GSF and adds 50 spacious one- and two-bedroom mixed-income apartment homes. The apartments provide a comfortable and secure living space for seniors, offering independence and appealing amenities.

Accommodation Considerations

At Scott Manor II, 45 of the units are restricted to occupancy by households at or below 60% of the area median income, ensuring that those who need affordable housing can find a welcoming home here. Three fully accessible units and two audio and visual impairment units and an elevator are available to accommodate the unique needs of residents.

Sustainability Features

Scott Manor II goes beyond just providing affordable housing, it meets Enterprise Green Communities specifications, focusing on energy efficiency to help lower utility costs for residents and reduce housing cost burdens. It’s not just a place to live but a community that values sustainability.

Exterior Design

The attractive exterior is cladded in split-face masonry block and stands in contrast with bold red board and batten panels at the building’s bump-outs. Contrasting lap siding is used between each exterior bump-out, creating a dynamic and modern architectural design. A heavy timber canopy with glass infill at the main entry welcomes residents into the front cozy and inviting space.

Living Spaces

The interior lobby opens into a large sitting area equipped with a central fireplace, providing residents with a welcoming space to relax and connect. Additional amenities include a community space with a full kitchen on the first floor, a fitness center, a computer area, and more community spaces on the upper floors.

Creating Comfort

We are confident that we have realized this at Scott Manor II,” expressed Rosemann’s Senior Project Manager, Nancy Rodney. “We look forward to future residents and their families finding the same joy in living here that we had in crafting this community.”

Partnerships and Collaboration

Scott Manor II is made possible thanks to the generous support of St. Louis County and key funding from the Missouri Housing Development Commission. A strong partnership between equity investors (federal) St. Louis Equity Fund, Inc. and (state) Sugar Creek Capital, and Legacy Bank & Trust, and developer Scott Manor II, LP (comprised of The Oakland Group, LLC and BTWF Urban Initiative Corporation) brought this project to life.

Joining Rosemann’s Nancy Rodney, John Williams, Sydney Woods, and Jarrett Cooper is a dedicated project team including general contractor Roanoke Construction, structural engineer KH Engineering Group, MEP Custom Engineering, Inc., civil engineer Grimes Consulting, Inc., landscape architect Landscape Technologies and commercial property management group Sansone Group.

Rosemann Hires Stephen Tutka

Stephen Tutka Joins Rosemann St. Louis

We are pleased that Stephen Tutka has joined our St. Louis architectural team!

PROFILE

Stephen joined our St. Louis architectural team on April 1, 2024. He holds a Master of Architecture Degree from Southern Illinois University, Carbondale, and he is pursuing his architectural license in the State of Missouri.

EXPERIENCE

Stephen brings a wealth of experience as a design professional, having worked across various stages of projects, from inception to completion. Throughout his tenure, he has actively engaged in tasks spanning design, documentation, construction administration, participating in client meetings, collaborating with project managers, and providing support to management teams.

During his time at Southern Illinois University, Carbondale, Stephen served as a Graduate Assistant and Student Employee within the Design Build Research Collaborative. He also served as the President of the SIU Chapter of the American Institute of Architecture Students.

At Rosemann, Stephen’s responsibilities entail the creation of intricate technical drawings, data compilation for calculations, researching product solutions and specifications, modeling project conditions, and contributing to schematic design and construction documents. Proficient in a range of software including Revit, SketchUp, AutoCAD, Bluebeam, Digital Photography, and Adobe CC, Stephen demonstrates a comprehensive skill set crucial for his role.

INTERESTS

When Stephen isn’t in the office, you can find him tearing up the roller derby track with his team or cruising around on his bike! 

Welcoming Roe Zimmerman


Kansas City, MO: Roe Zimmerman joined our Kansas City architectural team in 2023. She holds a Master of Architecture degree from the University of Kansas, Lawrence, KS.

PROFILE

Roe offers several years’ experience in creating conceptual designs, crafting construction documents, and attending site visits. She has honed her skills in providing invaluable assistance and consultation to clients as well as surveying property conditions, producing scopes of work, punch lists, and accurate cost estimates. Her creative input is evident as she conceptualizes and suggests design ideas, meticulously researches building codes and materials, and generates precise construction estimates, contributing significantly to the success of our architectural endeavors.

INTERESTS

Outside of work, Roe has a love for transforming living spaces through home remodeling and rehabbing projects. She enjoys time with her family and pets.

Shane Kim recently joined Rosemann in March 2024. As a LEED Green Associate and a graduate of the University of Kansas with a master’s in architecture, he brings a wealth of knowledge and experience to our firm.

This unique blend of skills allows him to approach each project with a fresh perspective, ensuring that our designs not only meet but exceed our clients’ expectations. Shane enjoys creating detail drawings, renderings and models using architectural software, participating in client meetings, coordinating with engineers, contractors and other professionals to ensure the successful execution of designs.
