Modena Cherry Creek Delivers Luxury Senior Licensed Care to Denver, CO

Denver, CO: Developed in partnership with Banner Development and Solera Senior Living, Modena Cherry Creek is 84,000 square feet of space with its distinctive three-story construction design capitalizing on its panoramic views of the Colorado Rocky Mountains. Modena is tailored to the next generation of seniors with 64 Assisted Living and 32 Memory Care spacious suites, multiple unique floorplans, sophisticated design and amenities, and inspiring indoor and outdoor spaces. Its convenient urban location is just minutes to nearby medical offices, shopping plazas, and a selection of cultural and entertainment venues. Better yet, Solera is located right on the Cherry Creek Trail and only a few steps to Denver Jewish Day School.

Construction was recently completed in October and the complex is accepting new residences on November 15. Solera Senior Living and Rosemann & Associates, P.C. aspired to re-think the traditional senior housing design language and push the envelope of what senior housing could be. This was accomplished through a sleek, contemporary design, and a heavy focus on natural light with large floor to ceiling windows connecting the interior with the exterior. From the beginning of the design process there was an emphasis to respect the strong presence of the street’s western arcing curve. This provided opportunities of westerly front range mountain views from residential units and common spaces and focused views to the east for uninterrupted sunrises and sunsets.

“It has been exciting to see this amazing project come to life. We are delighted to have Modena Cherry Creek join the Denver community, where it fills an important need for quality senior housing, services, and jobs in the area.” said Rosemann’s CEO/Founder Donald E. Rosemann.

Modena brings the best in comprehensive new Wellness technology including Telehealth virtual doctor visits, Path03Gen Solutions UVZone shoe sanitizing station, PopID hands free temperature screening, and electrostatic disinfecting sprayers.

Lifestyle amenities include the casually elegant third floor Creekside lounge, revitalizing yoga center with outdoor terrace, exhibition kitchen, cozy rooftop terrace fireplace, roomy private balconies, and an exceptional fine dining experience created by a master executive chef.

“We’re thrilled to celebrate the opening of this unique development and we are grateful for the collaborative effort by the project team to expand the supply of senior licensed care in Denver,” said Rosemann’s Denver Studio Director Nathan Rosemann.

Rosemann joined forces on this venture with owner Solera Senior Living and developer Banner Development, LLC; along with civil engineer, Manhard Consulting; engineering services, Smith & Boucher, Inc.

Ribbon Cutting Marks Opening of Scott Manor, Phase I and Groundbreaking of Phase II, North St. Louis County

St. Louis, MO: Affordable housing is seeing real change in North St. Louis County with the  opening of Scott Manor, the area’s finest newer mixed use, affordable senior independent living community at 2131 Chambers & New Halls Ferry Roads. Residents were recently welcomed into the beautiful facility. Essential to the North County area, this three-story, 42-unit, 2 bedroom / 1 bath development serves residents ages 55 and up. Ample community space is utilized for resident activities, services, and group meetings. Two commercial spaces with slightly under 2,000 square feet are available to lease.

Many sustainable features are incorporated into the apartment building, including energy-efficient design, water-efficient landscaping, and sustainable construction materials, all of which improves the project’s environmental performance and creates a healthier living environment. Site access design challenges were well coordinated by the entire design team to accommodate sufficient on-site parking for building residents, the commercial space for lease, and additional parking to assist visitor access at the adjacent church, Believers Temple Word Fellowship.

Residents enjoy the community clubhouse and all the amenities that surround it including:

  • Large 1st floor community room with kitchen, sitting area with flat-screen and electric fireplace
  • Generous 2nd floor community and activity room gathering spaces
  • 3rd floor computer room and fitness spaces
  • Dedicated space for service enriched programs geared towards improving the lives and welfare of the building tenants
  • Accessible walkability to many local businesses providing vital community services
  • Washer and dryers
  • All electric units
  • Water, sewer and trash included in rent
  • On-site parking
  • Video surveillance cameras and coded entry access

Scott Manor is the first phase of a master-planned development intended to transform a 10-acre site built on a former location of aging and underutilized single family homes, into a new and modern development, with the ability to better serve its surrounding community.

The community was designed and built by an expert project team including: Scott Manor, LP, Developer; Scott Manor GP, LLC, General Partner; Efficacy Consulting, LLC, Development Consultant; Roanoke Construction, General Contractor; Rosemann & Associates, P.C., Architects; Grimes Consulting, Inc., Civil Engineer; Optimal Engineering Solutions, Inc., Structural Engineer; Rosenblum Goldenhersh, Legal Counsel; Rubin Brown, Accounting Firm; and Sansone Group, Commercial Property Management Firm.

“Having the opportunity to work with this experienced, dedicated, and incredibly passionate Scott Manor Development & Design Team was a personal privilege. The ownership group, led by Kevin Buchek and Bishop Scott, were a humbling force to watch as they continually exemplified their true commitment to providing safe, service enriched, high quality affordable senior housing for their residents. Our staff here at Rosemann are proud to have contributed to this successful development that prioritizes providing amenity spaces aimed to allow residents to improve their quality of life and sense of community.”  –  Ryan Montana | PM – Rosemann & Associates, P.C.

This project would not have been possible without the strong support of St. Louis County as well as key funding in part by an allocation of Missouri and Federal Tax Credit Awards. This is the first partnership between St. Louis Equity Fund and developers Kevin Buchek with Roanoke Construction and Bishop Calvin Scott with Believers Temple Word Fellowship Church.

A New Beginning for Historic Tri-County YMCA Building

Granite City, IL – On Thursday, February 13th, a groundbreaking ceremony signaled the start of the redevelopment of the historic Tri-County YMCA to the newly named Edison Avenue Art Lofts. About 100 people, including dignitaries, community members, and the development team, gathered in the rotunda of the City Hall before venturing outside for a short ceremony. The official groundbreaking was followed by guided tours of the former Y.

Located at 2001 Edison Avenue, this iconic building has been vacant since the Y left for a new location in 2004. The design’s new intent is to preserve historic elements of the building, while transforming the structure into 37 one-and two-bedroom affordable loft-style apartments and arts hub, along with commercial space, common area and amenities. Residency is geared towards the arts community, with a few units set aside for veterans who work with art either as therapy or for a living. All the units will be accessible by people with disabilities.

This project is a community venture made achievable through support from government, nonprofits, and financial institutions using tax-increment financing, low-income housing tax credits, historic tax credits, and a grant from the HOME program.

Rosemann & Associates, P.C., architects are leading the design for the restoration of the project, teaming with Rise Community Development, Altman Charter Company, City of Granite City, Madison County Community Development, Illinois Housing Development Authority, FCB Banks, and Associated Bank.

Edison Lofts Art Lofts is slated to welcome its first residents in late 2020.
