New Residential Property Moves Rogers, Arkansas Housing Market Forward

The Junction at Scottsdale is now under construction in Rogers, Arkansas. The centrally located development offers easy access to nearby outdoor recreation, employment and retail options, and brings seven (7) three-story buildings with 226 stylish apartment units ranging from 751 to 1,109 square feet to the Northwest Arkansas metropolitan area. Units feature energy efficient kitchen appliances, 9-foot ceilings, vinyl wood plank floors, quartz countertops, premium soft-close cabinets, backlit mirrors, and roller-shade window coverings, and balconies with picturesque views.

Key highlights of the 209,949 gross square foot community deliver an on-site clubhouse, sparkling swimming pool, two fitness centers with commercial grade equipment, a technology lounge/business center with leasable co-working space, mail kiosk, covered parking and numerous green space gathering areas.

Along with Chesterfield, Missouri owner-developer Mia Rose Holdings, LLC, Rosemann is teaming up with general contractor Thomas Construction; MEP, The Engenuity, Inc; civil engineer, Crafton Tull; structural engineer, Rosemann & Associates; and property manager, Asset Living.

Estimated completion of The Junction at Scottsdale is set for early 2024.

Groundbreaking and Revitalization of East St. Louis’ Historic Broadview Hotel

Official Groundbreaking of The New Broadview, East St. Louis, IL

East St. Louis, IL: The official groundbreaking was commemorated today at The New Broadview, an affordable senior and veterans apartment community at 415 E. Broadway in Downtown East St. Louis. Local community leaders, public officials, and neighbors, as well as members of Team Rosemann and the ownership and development teams attended the celebration.

The former historic 7-story Broadview Hotel was completed nearly 100 years ago in 1927 and stood tall as the city’s largest and finest first hotel operating in East St. Louis. It doubled as a regional and statewide convention and meeting venue. The hotel operated in East St. Louis until the mid-1980s when Southern Illinois University took over the property and offered community and educational based programs. In 2006, the building was turned over to the City of East St. Louis, where it remained vacant until now. In December 2013, the building was listed in the National Register of Historic Places, allowing an opportunity for the developers to utilize Historic Tax Credits.

In 2020, transformation efforts were in full swing with the new owner, Broadview Development, LLC, and co-developers, Community Life Line, Efficacy Consulting & Development and Tier I Development Group, all sharing a vision for senior and veterans living and a place for small business and public spaces that would be unique to the local East St. Louis community. The project was supported by tax credits from the Illinois Housing Development Authority (HDA).

Rosemann’s design includes improvements to the historic building’s fabric in its public spaces for lobbies and activity areas and transforms 127,606 total gross square feet and 7 total stories into 110 apartment units in a mix of 1- and 2-bedroom garden units and town homes, including accessible, adaptable, and visual and hearing-impaired units. The project also accommodates a home to a Transit Oriented District Senior Services Center providing community-based supports and services. It provides a connection to resources for older adults including health and wellness programs, nutritional support, educational programs, and computer and information technology. The property sits approximately a block away from the Metrolink transportation center and ties downtown East St. Louis to other employment centers on both sides of the river.

227 Unit Apartment Community Coming to Ellisville, MO

Ellisville, MO: MILA is a perfect display of Rosemann’s high-end housing and mixed-use design now under construction on a 7-acre site at 15970 Manchester Road in the suburbs of St. Louis County.

This distinct four-story wood frame over concrete podium apartment building presents 227 units with eight unique floor plans and private balconies or decks. MILA is about choices with studio, and one- to three-bedroom options spanning from a 520 SF to 1,385 square feet.

Site Preparation and Construction at 15970 Manchester Road

The project is a five over one podium construction allowing for a higher density building than typical wood framed construction. The large building is tucked into a smaller site, fully utilizing the site’s tight constraints. The top three levels of the structure serve as housing units, while the first level hosts 359 covered vehicle parking spaces and lobby area. The development is a planned district, modifying current zoning code to provide a mixed-use site plan. The current well defined, commercial zone adjacent to Manchester Road is maintained, while providing the new 4-story multifamily development as a buffer between existing commercial and residential zones.

Rosemann is designing the front elevation of the building facing Manchester Road to reflect the client’s desire for a modern aesthetic with clean lines and clearly defined volumes. Stone, EIFS, and cement fiber panels are incorporated to achieve the desired style. Cost savings of this project are made by removing the typical pedestal pavers and using a direct applied paver system.


Luxury residences will showcase beautiful granite countertops, hardwood floors, stainless steel appliances, in-unit laundry and fully equipped kitchens. Common spaces provide a leasing office, business center, and communal gathering areas. The large courtyard at the podium level includes outdoor lounge areas, fireplaces, grilles, swimming pool, and AstroTurf lawns with hammocks and cabanas, as well as a large wall on which to project movies. Other attractive amenities include:

  • Concierge service
  • Bicycle storage and repair station
  • Dog park and dog wash
  • Quick access to walking trails leading to nearby Bluebird Park

Local offerings such as ample shopping, schools, and restaurants are just moments away. A Culver’s restaurant is now open along Manchester Road occupying about an acre of the total 7-acres.

Together with owner, Midas Capital; structural engineer, Rosemann & Associates; general contractor, Midas Construction; interior designer, Midas Interiors; MEP, Engenuity; and civil, Cochran Engineering, MILA is slated for completion in 2023.

The Station at St. Peters Luxury Living Nears 50% Completion

St. Peters, MO: Construction is progressing nicely at The Station at St. Peters Luxury Living as the initial phase of the attractive new community is marked to open in the first quarter of 2023. Situated near the intersection of Mexico Road and Mid-Rivers Mall Drive with close access to Highway 70, The Station brings 60 two-bedroom units and 120 one-bedroom units across five, three-story buildings. Unit square footage ranges from approximately 751 SF to 1,109 SF. A one-story 3,637-SF clubhouse will deliver unbeatable conveniences.

Chesterfield, Missouri-based commercial real estate development company, Mia Rose Holdings, selected Rosemann & Associates architectural firm to display a modern design for residents desiring to live, work, and socialize near home. The site was chosen to help fulfill the increased demand for rental housing options in St. Charles County and because of a close-by anchor retail development built by Mia Rose Holdings’ principal Jim Cook, a co-owner of Sugarfire Smokehouse restaurants and an Imo’s franchisee. The Station will be the fourth apartment complex in St. Charles County for Mia Rose Holdings.

Along with developer Mia Rose Holdings, LLC., Rosemann is pleased to collaborate on this project with general contractor, Midas Construction; MEP, Engenuity; civil engineer, Premier Design Group; and structural engineer, Rosemann & Associates. The property is managed by 2B Residential.

Rocking a Stocking, A Worthy Cause

St. Louis, MO: Rosemann was excited to participate in the “9th Annual Rocking a Stocking design contest and toy drive, an annual holiday event benefitting SSM Cardinal Glennon Children’s Hospital and hosted by Working Spaces in partnership with Kimball International. Area design firms competed by creating and constructing stockings and generously donating stockings and toys to the cause. Guidelines included two stocking categories – Function or Form. Both categories needed to incorporate the provided stocking in some way, and deconstructing the stocking was acceptable. A wonderful turnout of guests gathered for an evening of food and drink as they awaited the announcement of the winners.

Rosemann’s architectural team associate Ashley Hicks helped lead her team in the handcrafted creation of the ginger-bread house. During the planning phase, the team decided to incorporate several essential items into their ‘Twas the Night Before Christmas theme including reindeer displayed atop the roof waiting for Santa’s return and Santa stuck in the chimney struggling to find his way out. LED string lights illuminated the roof line, tiny Christmas tree, and fireplace. Recycled materials were used to construct the structure and base, brown chipboard gave it the gingerbread cookie look, and white puff paint looked just like royal icing. The felt stocking was transformed into the red and white accents, bedspread, and rug and gumdrop lights and candy cane decorations topped off the exterior.

Ashley Hicks commented, “Thank you to our artistic team for your great imagination and for taking this fun and friendly competition to another level.”

At the close of the competition, the stockings and a large amount of toy donation were presented to the amazing children and families who will spend their holiday season away from home.

Topping Out Ceremony Marks Milestone at The Meadows Luxury Living

Lake St. Louis, MO: We recently celebrated the “Topping Out” milestone of our latest multifamily design, The Meadows Luxury Living, a new upscale 156-unit development adding amenity-rich, premier housing and community greenspace to the area of Lake, St. Louis, Missouri. The project is comprised of five, three-story buildings spanning across 131,425 SF, with 48 spacious two-bedroom units and 108 one-bedroom units. 

The Topping Out party was complete with catered food and drinks and the attendance of the development team, subcontractors, property management, and community representatives, all gathered to celebrate this wonderful achievement.

Rosemann Expands Supportive Services with Women-Centric Design Team

Rosemann has been a long-time partner, funder, and volunteer for Amethyst Place in Kansas City, MO, a non-profit organization that provides supportive housing, family empowerment, and therapeutic services for single mothers and children recovering from generational poverty, trauma, and/or substance abuse. Currently, Amethyst Place helps families stabilize and unify with 37 private, fully furnished apartments at 27th and Troost. However, the 12-month waitlist for the existing property means more than 40 families continue to be separated and houseless while awaiting safe housing and support. Rosemann recently partnered with Amethyst Place to implement their expansion goals by transforming 1.28 acres of blighted, vacant land into a new 37-unit development.

Mirroring the mission of the non-profit, Rosemann helped Amethyst Place assemble a team of professional women, including Emily Clements, NCIDQ, Maggie Brennan and other women-led designers, professional engineers and general contractors, to design and build the expanded housing option which includes a community area and green space for outdoor play. Parking will surpass minimum urban design standards to meet parking needs.

In the words of Rosemann Project Architect Emily Clements, “Being a team of women designing housing for women naturally makes sense. We can take our own experiences and apply them to create a functional and safe environment. But it is especially important for these women who may not have felt that security before now to know their needs are being considered in creating a stable home. It is extremely fulfilling to be able to use my professional skills to uplift other women.”

To fund the $15,400.000.00 expansion project, Amethyst Place has launched a capital campaign that leverages private and public investments, including government contracts, tax credits, foundation grants, and individual donors.

Specifications for the new Level II supportive housing include:

Community programming space, fitness room, and staff offices on the first floor
Gated outdoor space with courtyard, playground, and bike path

  • (17) 2 bedroom/2 bath – approximately 1,125 SF
  • (8) 3 bedroom/2 bath – approximately 1,575 SF
  • Laundry on each floor
  • Elevator with accessible units
  • Parking lot with 32 spaces and security gated entry

Specifications for the new Level III supportive housing include:

  • Two-story townhomes with private front entrances
  • (6) 2 bedroom/2 ½ baths – approximately 1,564 SF
  • (6) 3 bedroom/2 ½ baths – approximately 1,912 SF
  • Rear-door access to parking lot, courtyard, and other outdoor amenities near the apartment building
