Blanchard, OK: Construction is nearing completion on Villas at Lions Court in Blanchard, OK. This multifamily home community features (27) total resident duplex buildings with 53 spacious open floor-plan units with 2 beds / 1.5  baths or 3 Beds / 2 baths, convenience of a single attached garage, generous front and back yard, 1 story beautiful community building with playground, fitness center, picnic areas with grills, library with computers, and community space with a kitchen. 

Rosemann & Associates, P.C., St. Louis, is partnering with the development team of owner, “Villas at Lions Court, L.P.’ aka Woodco, Inc.; general contractor, Woodco, Inc.; and Oklahoma subcontractor WW Construction. 

Villas at Lions Court was built in part with financing obtained through the Low-Income Housing Tax Credit (LIHTC) program. Therefore, a certain number of units are set aside for lower income households.

Construction of this quality home development is slated to be completed by Summer 2020.

 

This May, we urge everyone to reflect on historic preservation in a special annual event, which is National Preservation Month. Let’s celebrate the diverse and unique heritage of our country’s cities, states and local communities.

Rosemann shines its spotlight this Preservation Month on the appropriately named Old North St. Louis, a neighborhood situated just north and slightly west of downtown St. Louis, Missouri. This joint venture of #OldNorthStLouisRestorationGroup and #RiseCommunityDevelopment, began with the creation of an urban master plan designed by Rosemann & Associates, P.C.

Old North was originally established as the independent village of North St. Louis in 1816 and was annexed by the City of St. Louis in 1841. After facing many decades of population losses and deterioration of the housing supply, it has since experienced a revitalization that not only emphasizes its historic character and landmarks but also brings the community together.

For the commercial district, Rosemann worked closely with the partnership and community members to recapture the area’s once vibrant atmosphere by creating a design that facilitated the return of urban retail, office, and residential infrastructure.

With the adaptive reuse of 28 historic buildings, the area was transformed into 80 loft apartments and “live/work” units, as well as 34,000 square feet of commercial space. The former pedestrian mall and adjacent streets underwent $32 million of construction to reconnect the commercial district with its surrounding neighborhood.

The development also included the installation of new street and pedestrian lighting, public green spaces and landscaping, and a “transit plaza” that facilitates ease of use and transfer of vehicular, pedestrian, bicycle, and public bus transportation. This enhanced the “walkability” of the neighborhood and solidified the goal of maintaining economic diversity. This project was completed in 2009 and made possible with #LIHTC, #FederalHistoricTaxCredits, and #StateHistoricTaxCredits.

Rosemann is pleased to introduce the newest member of our Kansas City office, Jacob Christilles. 

Following the completion of his Master of Architecture Degree at Kansas State University, Jacob became a licensed architect and joined a Kansas City firm where he gained valuable experience in every aspect of the design process. His vast portfolio is comprised of historic renovations, multifamily living, parks and recreation facilities, commercial offices and entertainment spaces. At Rosemann, Jacob utilizes this knowledge to identify, analyze, and solve design issues to consistently deliver projects on time and on budget.

Granite City, IL – On Thursday, February 13^th, a groundbreaking ceremony signaled the start of the redevelopment of the historic Tri-County YMCA to the newly named Edison Avenue Lofts. About 100 people, including dignitaries, community members, and the development team, gathered in the rotunda of the City Hall before venturing outside for a short ceremony. The official groundbreaking was followed by guided tours of the former Y. 

Located at 2001 Edison Avenue, this iconic building has been vacant since the Y left for a new location in 2004. The design’s new intent is to preserve historic elements of the building, while transforming the structure into 37 one-and two-bedroom affordable loft-style apartments and arts hub, along with commercial space, common area and amenities. Residency is geared towards the arts community, with a few units set aside for veterans who work with art either as therapy or for a living. All the units will be accessible by people with disabilities.

This project is a community venture made achievable through support from government, nonprofits and financial institutions using tax-increment financing, low-income housing tax credits, historic tax credits and a grant from the HOME program.

Rosemann & Associates, P.C. architects are leading the design for the restoration of the project, teaming with Rise Community Development, Altman Charter Company, City of Granite City, Madison County Community Development, Illinois Housing Development Authority, FCB Banks, and Associated Bank.  

Edison Lofts Apartments is slated to welcome its first residents in late 2020.
