Aurora Estates Brings Affordable Senior Housing to Pacific, MO

Pacific MO: Aurora Estates is taking shape at 2640 Lisa Lane. Led by Ring Property Development, Rosemann & Associates is teaming together to bring this highly anticipated beautiful affordable senior living community to the area. The 52,203 SF property encompasses (1) 3-story residential building with 46 total units, along with spacious layouts that include (4) Type “A” 2-bedroom units, (2) modified Type “A” 2-bedroom units, (1) HI/VI 2-bedroom unit and (39) Type “B” 2-bedroom units from ranging from 895-923 gross square feet.

Aurora Estates is tailored to the highest standards to enhance the independent lifestyle of its residents including apartment home floor plans with full kitchen, luxury vinyl plank flooring, ceiling fans, and washer/dryer in each unit.

On-site amenities feature a fitness room, meeting space, reading room, mail kiosk, and community area with kitchen. Looking beyond the community, residents have convenient access to nearby shopping, healthcare services, retail, social activities, and local parks.

“We are thrilled to offer a comfortable, yet stylish design and we look forward to expanding the supply of affordable apartment homes for seniors in the community of Pacific.” said Rosemann’s project architect Emily Clements.

Aurora Estates meets Enterprise Green Communities design specifications, which may help to further reduce residents’ housing cost burden. Funding sources were made by Low Income Housing Tax Credits (LIHTC) and the Missouri Housing Development Commission (MHDC).

Estimated completion of this development is February 2024.

Felix Chan Joins Rosemann Denver

Denver, CO: We are pleased to share that Felix Chan joined our Denver team in June 2023. He is a Colorado native and graduated with a Bachelor of Architecture from the University of Colorado Denver in December 2021. Currently, Felix is pursuing his architectural licensure.

Felix has professional experience in hospitality architecture and a background in mountain architecture, renovation/addition work and investigation, and construction administration duties. Construction administration capabilities include responding to requests for information (RFIs), reviewing submittals, and participating in Owner/Architect/Contractor meetings and site visits.

His mountain architecture experience includes contributing on a luxury alpine village consisting of high rise condo, hotel, and skier service podium totaling up to approximately 1 million square feet.

Felix uses many tools to assist his project team from concept through construction. These include BIM modeling, such as Revit, as well as Revu Bluebeam, Microsoft suite and Adobe CC products. He is also adept at additional 3D modeling tools such as Rhinoceros and Sketchup.

Outside of Felix’s professional experience, he loves to ski and travel to faraway places for food, culture, and sightseeing. His favorite destination is Japan as it satisfies all the things he enjoys.

Experience The Solstice, Lake St. Louis, MO

Lake St. Louis, MO: The Solstice, a new upscale, 156-unit multifamily development adds an amenity-rich, premier housing choice and community greenspace to the Lake St. Louis area. Immediate access to nearby corporate headquarters, schools, dining, entertainment, and retail plazas, including The Meadows at Lake St. Louis, helps to address the increased desire of individuals to work and socialize close to home. Rosemann collaborated closely with developer Mia Rose Holdings, LLC and the City of Lake Saint Louis from early conception of the design to achieve a concept that the City felt represented and contributed to their vision for their community and architecturally fit well with neighboring developments. Enhanced brick masonry veneer, cast stone architectural accents, architectural shingles, ornamental balcony railings, and decorative exterior lighting sconces all help to set the tone. With the narrow site Rosemann was able to accomplish a flowing yet connected design that instills a sense of community as you move through the development.

Beautiful interiors highlight nine-foot ceilings throughout, white quartz kitchen peninsula and countertops, subway tile backsplash, soft close white contemporary cabinets, vinyl plank flooring, full size washer and dryer, a private patio or balcony with storage, generously sized bedrooms and linen cabinets, stainless steel appliances, quartz bathroom vanities, electric back-lit mirrors, and energy-efficient vinyl windows and patio doors.

Congratulations Newly Licensed Architect Blake Sneed, RA

It is with great pleasure that we congratulate employee Blake Sneed on the completion of his Architectural Registration Exams (ARE) and becoming a licensed architect in the State of Missouri. Blake joined Rosemann’s architectural staff in December 2020, where he is based in St. Louis. He comes to us with a Master of Architecture degree from Kansas State University, Manhattan, Kansas.

Welcome Jase Owens – Our St. Louis Studio’s Summer Intern!

We are excited to welcome Jase Owens, our summer intern at our St. Louis design studio. He has only been here a week and is already off to a great start with training and hands on experience learning about our projects from concept through construction. Jase is a rising 5th year student at the University of Kansas where he will join the Studio 804 program in the Fall and earn a Master of Architecture in 2024. Jase is a native of Wentzville, MO.

Not only is Jase passionate about the artistic, academic and technical side of architecture but he also brings to Rosemann a comprehensive skill set and capabilities. He has experience in drafting, model building measuring, supporting the technical research and documentation of projects and working on different aspects of design with the principal architect and design team.

Jase’s portfolio of creative work highlights student living, multifamily and community centers. He is proficient in Revit, Sketchup, Photoshop, In Design, Illustrator, and Bluebeam.

At college, Jase is the community service chair of Krehbiel Scholarship Hall where he orchestrates several events a year. He is also employed as Krehbiel’s Food Board Manager.  

Outside of school, Jase is a big movie buff and has a collection of over 150 movies! He enjoys photography, video gaming, cycling, running, and service to his community.

Celebrating Scott Rosemann’s 15-Year Anniversary

Congratulations COO Scott Rosemann on Your 15-Year Work Anniversary

Today, we are celebrating the 15-year work anniversary of our Chief Operating Officer & Structural Engineering Director Scott Rosemann, PE, F.SEI, LEED AP and what a special time it has been! Scott’s achievements in a short span of time have been many. His leadership, vision, and commitment are instrumental in helping us to become the success that we are today. Scott joined Rosemann in 2008 to manage the corporate governance of the firm, where he optimizes policies that promote the company’s core culture, vision, fiscal strength, and performance. He also helps to expand Rosemann’s services to include structural engineering, which allows Rosemann to offer another level of service, responsiveness and thoroughness. He has oversight of all staffing decisions, project management, budgeting, accounting, and spearheads strategies to lead the company’s future in a positive direction.

Scott is active in a variety of local charitable organizations and is a Life Member Eagle Scout of the Boy Scouts of America. He holds a Bachelor of Science in Architectural Engineering and is a Fellow of the Structural Engineering Institute at the University of Wyoming and a Fellow of the Structural Engineering Institute. When not at work, Scott loves to play platform tennis and spend time with his family.

Topping Out at The Sullivan Marks Milestone

As it nears completion, The Sullivan in Lake St. Louis, MO celebrated with a ceremonial Topping Out event. Team Rosemann joined distinguished guests from the city, and community and business leaders to commemorate this exciting milestone.

Located at 3230 Technology Drive, the Class A luxury multifamily development brings exceptional quality with a modern architectural design and seven total buildings with 144 one- and two-bedroom units ranging from ±831-1,145 square feet.

Rosemann’s Project Manager Taylor Williamson remarked, “We are excited to see the progress of yet another beautiful multifamily community and we look forward to hundreds of new residents having a wonderful place to call home. We are proud to partner with co-developers Mia Rose Holdings, Inc., and Midas Capital, along with the many tradespersons who are working hard to bring this attractive development to St. Charles County.”

The Sullivan is slated for completion in January 2024.

Ryan Montana Celebrates 10-Year Work Anniversary

Please join us in congratulating Ryan Montana as we celebrate his ten-year work anniversary. Ryan joined Rosemann’s St. Louis studio in 2013 and has devoted considerable focus on our most challenging historic preservation and luxury market rate work. With previous experience in senior housing and healthcare, he also spearheads many of Rosemann’s senior living projects.
