Designed by Rosemann & Associates, P.C., Legends 267 is a testament to modernity and distinction. Inspired by the dynamic neighborhood, Rosemann’s team crafted a striking two-story entertainment area—a social hub featuring a full kitchen and direct access to the pool deck through two expansive garage doors.

The fifth-floor sky lounge is strategically positioned to provide breathtaking panoramic views of notable landmarks, including Kansas Speedway, Children’s Mercy Park, Monarchs minor league baseball stadium, and the Legends shopping and entertainment district. The Apartments and Townhomes at Sam Rodgers Place, Kansas City, MO

Kansas City, MO: As we celebrate the opening of The Apartments and Townhomes at Sam Rodgers Place, we are excited about the positive impact this development brings to Kansas City. With a dedication to inclusivity, sustainability, and community wellness, this remarkable achievement is realized through the partnership between Brinshore Development, LLC, Affordable Housing of Kansas City, Inc. (HAKC), and MHDC showcasing the power of collaboration and inspiration among the community, private sector, and local government.

From Concept to Reality

Located at E 9th St. and Euclid Avenue, Sam Rodgers Place is designed to serve households across the income spectrum. This ambitious project is the 7th and final phase of the HUD Choice Neighborhood Initiative revitalization program providing 62 total units with 1-5-bedroom options, available as walkups, townhomes, and flats. Twenty-seven units hold a special place in the heart of this development giving leasing preference to former residents of the Chouteau Courts public housing development, assuring that those who have been a part of the community can continue to thrive here.

On behalf of architect Moody Nolan, Team Rosemann conducted site visits for the Propeller Building, a new 4,300-square-foot community space combining rehabilitation and new construction. Operated by the Samuel U. Rodgers Health Center, the facility includes offices, classrooms, event spaces, and a business center for small businesses, non-profits, and other groups. The Propeller Building promotes holistic wellness and connects to the Health Center via a community park, expanding services to residents of Sam Rodgers Place and the surrounding community. Its completion marks the successful conclusion of the Paseo Gateway Choice Neighborhoods program.

Established in 1968 by Dr. Rodgers, the health center has served as a community cornerstone, delivering essential medical services to thousands. Dr. Rodgers envisioned a neighborhood where families have access to all necessary resources within their community. This new apartment complex brings his vision to life, ensuring that families can thrive with everything they need close at hand.

Collaborative Efforts

The successful realization of Sam Rodgers Place was the result of an extensive and collaborative effort by a diverse team of experts. Brinshore Development, LLC led the project as the owner, while Kansas City-based Rosemann & Associates, P.C. served as the architect of record and structural engineer and oversaw site visits for the Propeller Building. Design expertise was brought in by Moody Nolan, an Ohio-based firm. Local firm Taliaferro & Browne, Inc. handled civil engineering and surveying, with Vireo, also from Kansas City, contributing as the landscape architect. Econsultants provided environmental services, while Straub Construction Company, Inc. managed the general contracting. Custom Engineering, Inc. completed the team, serving as the MEP engineer. 

The project’s success is a shared victory for the many organizations involved, including the Housing Authority of Kanas City, the City of Kansas City, the United Way of Greater Kansas City, and the Samuel U. Rodgers Health Center. Together, they have created a wonderful living space.

Choctaw Nation’s Approach to Affordable Housing: Timber View Apartments

The Choctaw Nation of Oklahoma is proud to announce the opening of the first phase of Timber View Apartments. This ±58,800 GSF development is a significant step towards addressing the affordable housing needs of Choctaw Casino employees, CNO Associates, and Choctaw Tribal Members.

Choctaw Nation’s Initiative for Affordable Housing

Timber View Apartments offer housing for individuals and families earning 60% or less of the area’s median income. Tribal members and employees of the Choctaw Nation have priority access to the units. The community features a low-maintenance, cost-effective design that includes a 3-story building spanning ±30,310 gross square feet. Phase one brings 36 units, including 18 one-bedroom units at 725 gross square feet and 18 two-bedroom units at 1,011 gross square feet.

Timber View Apartments Features and Design

What sets Timber View Apartments apart is its commitment to offering residents a superior living experience that seamlessly blends modern interiors with the natural beauty of Oklahoma. The apartments are thoughtfully crafted to reflect the local surroundings, providing a welcoming and comfortable atmosphere for all tenants.

Community Engagement and Amenities

Timber View Apartments prioritizes community engagement and wellness by offering an array of amenities. Residents can unwind and socialize in the clubhouse, while furry friends play in the designated dog park. Families with children will appreciate the playground, which serves as a safe and enjoyable space for kids to play and make friends.

Comments from Rosemann’s Vice President

Dave Hendrikse, Vice President of Rosemann, expressed appreciation for the collaboration with the Choctaw Nation of Oklahoma and the opportunity to deliver an exceptional residential offering in Broken Bow. “We celebrate the progress of bringing much needed workforce housing to the area,” said Hendrikse, highlighting the shared commitment to enhancing the quality of life for the Choctaw Nation.

Contributing Stakeholders for Success

Various stakeholders contributed to the success of Timber View Apartments, including Integrity Construction, the general contractor, and Consolidated Housing Solutions, who partnered with Choctaw Nation to develop the community. The architectural design was provided by Rosemann & Associates, P.C., with engineering support from Pearson Kent McKinley Raaf Engineers for structural, mechanical, electrical, and plumbing systems. Landworks Studio contributed landscape architecture expertise, and Barker & Associates served as the regional civil engineer.

Impact on Choctaw Casino and Tribal Members

The development of Timber View Apartments is a major milestone for the Choctaw Nation, as it not only addresses the affordable housing needs of Choctaw Casino employees and tribal members but also supports the upcoming opening of a new casino in Hochatown, Oklahoma.

With plans for the new walk-up community and its accompanying infrastructure in hand, Integrity Construction of Little Rock, Arkansas embarked on a transformative journey in late 2022. Despite encountering unforeseen challenges, including a subgrade moisture issue, the construction team prevailed and the first 72 units materialized right on schedule, heralding a new chapter of opportunity for casino workers and Choctaw Nation members alike, poised to embrace their new home before the grand unveiling of the casino.

By providing well-built and well-priced multi-family housing, the Choctaw Nation can recruit the staff needed to operate the new casino and contribute to the economic growth of the area.

Grand Modernization at Crown Center for Senior Living, Phase I

University City, MO: Crown Center for Senior Living offers an engaging vibrant, community-focused environment for adults 62 and older. Located near Interstates 170 and I-64/US 40, it combines the benefits of independent living with private accommodations, professional support, and an inclusive atmosphere. For over 50 years, since its founding as ‘The Delcrest’ by Gladys and Henry Crown in 1967, Crown Center has been a cornerstone of affordable housing and diverse programs for all income levels.

Building for the Future

Recognizing the need for modernization, co-developers Fulson Housing Group and Council Apartments, Inc. initiated a transformative project in 2020 with construction starting in January 2022 to replace the original Tallin Building. This effort was made possible through State and Federal Low-Income Tax Credits and additional philanthropic support, to create a more supportive community.

Phase 1: Staenberg Commons & 52 Apartments

The first phase of Crown Center’s modernization, completed in August 2024, includes the development of a new 62,00-square-foot, five-story building housing 52 apartments and Staenberg Commons, a 12.500 square foot community living center.

Staenberg Commons serves as the vibrant heart of Crown Center, accessible to both residents and seniors from the surrounding neighborhoods. This new center aims to create a welcoming atmosphere where all seniors feel they belong and features the following:

  • Designated entrance for accessibility and security
  • Community room for movie screenings and musical activities
  • Culinary demonstration kitchen
  • Fitness/wellness center
  • Art studio
  • Access to Circle@Crown Café, serving breakfast and lunch
  • Outdoor patios
  • Community gardens and a greenhouse
  • Offices for management and resources

Solving Challenges

The construction of the new building posed unique challenges due to its size and site restrictions. The footprint of the new building was placed immediately adjacent to the prior Tallin building. After constructing 95% of the new building, residents moved to the new space, and the remaining 5% of the project was completed following the demolition of the old building.  

Phase 2: Looking Ahead

Phase II of Crown Center’s transformation includes constructing a new building with additional apartments and covered parking.  

By investing in modern, accessible facilities and a wealth of programs and services, Crown Center continues to serve seniors where they can live, learn, and connect. The future looks bright for this beloved community in University City, and its residents are poised to benefit from these exciting developments for years to come.

Bradley Rohman Celebrates 5-Year Work Anniversary

St. Louis, MO: Today, we recognize Bradley Rohman on his 5-year work anniversary! Brad is an integral part of our architectural team, where his project assignments range from historic renovation and high-end multifamily to student and senior living housing.

Brad completed his Masters of Architecture degree at Tulane University. Soon after graduating, he gained invaluable project management experience in every aspect of the design process, including surveying existing space, completing construction documents, applying for and obtaining permits by completing code comments and coordinating requirements with local jurisdictions and fulfilling contractor RFI’s.

A few notable projects from Brad’s recent assignments include: Edison Avenue Lofts, Granite City, IL, Parker Square, Kansas City, MO and The Mallory, Raleigh, NC.
