Revitalization Milestone for Historic Near North Side Neighborhood

St. Louis, MO: Adding to Rosemann’s portfolio of market rate and affordable housing developments is Preservation Square in St. Louis, Missouri, a multimillion-dollar reconstruction of the 1980’s 675-unit Preservation Square mixed-income community in the Near North Side neighborhood of Carr Square, just north of Downtown. Redevelopment and reinvestment in the Near North Side is much anticipated as the area experienced decades of decline and disinvestment. This project is set to improve housing conditions through partial demolition, renovation, and new construction, as well as advance community connectivity and safety through the restoration of the street grid and expanded community investment.


The City of St. Louis, in partnership with McCormack Baron Salazar, a leading developer of economically integrated urban neighborhoods, and Urban Strategies, Inc. a not-for-profit specializing in results informed human services development, planning, and strategy implementation as part of neighborhood revitalization, is utilizing a $29.5 million HUD Choice Neighborhoods Implementation Grant, along with city and state monies, to lay the groundwork for the revitalization of Preservation Square and the surrounding Near North Side neighborhoods. The redevelopment activities will provide quality, mixed-income housing, economic opportunities, and supportive services for residents. The built environment at Preservation Square will consist of sustainable, diversified architecture – reflected through garden-style, townhome, and walk-up apartment units, in addition to the renovation of the existing management building into a new community center and construction of a new management office. Woven into the fabric of the site are green spaces, playgrounds, bicycle storage areas, and other amenities that will support the vision for a more connected, healthy, and safe neighborhood.

The first housing phase of the Preservation Square development consists of the renovation and new construction of 131 total units in 21 buildings spaced over 5.8 acres, designed to Enterprise Green Community certification standards. Supportive services offered on site aim to increase the economic stability of residents. 57 of the units are dedicated as market rate, enabling residents to continue to reside on the property even if they lose eligibility for housing assistance as their economic conditions improve. Estimated completion of Phase I is slated for mid 2022.

The second phase includes new construction of 22 multi-family buildings with 222 housing units, along with the renovation of the existing management building into a community center and the construction of the new management office. This phase, to be constructed across 14.6 acres and become a National Green Building Standards complying project, is expected to start construction in 2022 and take about 18 months to complete.


The third, fourth, and fifth phases will follow on-site, while the final phase will renovate another 140 mixed-income units at a nearby McCormack Baron Salazar property, The Brewery Apartments on North 20th Street.

Rosemann & Associates is making every effort to ensure that Preservation Square is designed to meet the individual needs of the families it supports, including diverse architectural design and several apartment layouts. These layouts include one, two, and three-bedroom garden units, and two- and three-bedroom townhome units. The various apartment layouts are combined in different ways to create many differing building plans, resulting in architectural variety. The renovated structures have undergone significant interior demolition and selective exterior demolition to allow interior upgrades and to also give new shape to the exteriors – tying these renovated structures into the overall planned development. At the completion of the full Preservation Square project, the vision is to have a neighborhood identity that draws the unique building designs together, while also acknowledging the contextual fabric of St. Louis City. 

Project amenities further include a pool, fitness center, multi-purpose community space, common and private porches and Juliet balconies, in-unit laundry, and more. The environmentally conscious design also includes Energy-Star certified appliances for all tenants.

CREW-St. Louis Reveals 2021 Winners at 16th Annual Awards Ceremony

The St. Louis Chapter of CREW (Commercial Real Estate Women) held its 16th annual awards ceremony on Thursday August 26th at La Verona on the Hill. The event celebrated exemplary members of CREW for their achievements and dedication as leaders impacting the commercial real estate industry through service to the St. Louis region. To kick off the ceremony, Maxine Clark, 2020 Crew award recipient, Founder and Former Chief Executive Officer of Build-A-Bear Workshop, and CEO and President at Clark-Fox Foundation, shined as master of ceremonies.

The evening was complete with a wonderful dinner, enjoyable introductions, and warm conversations that are sure to produce even more landmark developments in the St. Louis region. The program honored women who have demonstrated the highest level of professionalism and whose bold initiatives will have a lasting impact in the St. Louis region. As a member of CREW for over 19 years, Rosemann’s Senior Project Manager Nancy Rodney AIA, LEED AP BD+C took the stage as recipient of the Crew Impact Award. The award appropriately reflects appreciation of Nancy’s admirable leadership and enduring commitment to serving her community, as well as marking a symbol of her personal and professional achievements. Nancy commented, “I am delighted to receive the Crew Impact Award. 2021 Tee-Off for Suicide Prevention for National Suicide Prevention Month

Over 2.3 million individuals live with mental illness. The state of Georgia ranks 47 out of 50 states for access to mental health care, resources, and insurance. This is why our Atlanta Business Development Director Kristy LaRose decided to get involved with @Mental Health America of Georgia and help educate, outreach, and advocate for better mental health for all.

September is National Suicide Prevention Month and @Rosemann & Associates is supporting Kristy in her initiative by participating in a fundraiser at Top Golf in Midtown, Atlanta, GA on Sunday, September 12 from 2-5 p.m. Kristy would love for her industry friends to join her and take the opportunity to learn more about this cause, while also having some fun together – email her at klarose@rosemann.com.

Legends 267 Brings Urban Living Experience to Kansas Suburbs

Kansas City, Kansas: Rosemann & Associates is pleased to team up with developer Beck-Cal Development to create a wonderful example of a unique and impactful design to attract new residents desiring appealing amenity options, satisfying outdoor spaces, and a great location adjacent to Legends Outlet Mall, close to popular bars and restaurants, within walking distance of the Kansas Speedway, Legends Field, home to the Kansas City Monarchs and the KC Women’s Soccer team, and Children’s Mercy Park Sporting KC.

Legends 267 is a 267-unit multifamily market rate apartment community underway at eight stories tall Type II-A residential construction spanning 509,221 total square feet on top of a 620-space Type I-A parking garage, with three types of one-bedrooms and four types of two-bedrooms. Legends will be the only urban style apartment mid-rise in the neighborhood.

Rosemann’s Studio Director Ben Mahala, AIA, is leading the design on this modern and distinctive project taking inspiration from the active neighborhood featuring unique spaces such as the 2-story “Cave” entertainment space that is equipped with full kitchen, bar with beer on tap, and lounge / game room flowing out on either side to both outdoor spaces. The top floor will accent a sky lounge overlooking the panoramic skyline of the Kansas Speedway, Children’s Mercy Park, & Legends Field. Other amenities sure to attract new residents are an elevated pool deck w/ hot tub, sauna, two-level fitness center, keyless access and temperature control to apartments and amenities, pet spa and exceptional co-working spaces. Site Works Reaches Progress at The Encore

Belton, MO: Site work continues to reach significant progress at The Encore, a 322 luxury-unit multifamily apartment community in the heart of Belton, Missouri. In conjunction with NorthPoint Development, Rosemann & Associates is excited to bring forward their modern attractive design to appeal to a large audience seeking low-maintenance, beautifully appointed interiors, spacious floorplans, rich amenities, and walkable commutes to work, shopping and entertainment.

44 West Luxury Living Development Receives Zoning Approval

Valley Park, MO: 44 West Luxury Living, a top-end market rate multifamily development by Mia Rose Holdings, LLC and entrepreneur Jim Cook has received zoning approval. This 182,363-square-foot prime community is designed by Rosemann & Associates and features 204 multi-family units spread across five, three-story buildings and a one-story clubhouse. A two-acre parcel is purposed for future commercial and retail space.

44 West Luxury Living will present 60 two-bedroom units at an average square feet of 1,020 and 144 one-bedroom units at approximately 780 square feet. Individual garages will be available for lease. The well-situated location in Valley Park, Missouri was selected to support the need for quality housing in the area and for its walkability to other local amenities, including nearby restaurants and shops and quick access to several major St. Louis metropolitan interstates.

The detailed, clean, sophisticated architectural features of 44 West include cast stone accents and shingles, ornamental balcony railings, brick masonry veneer, decorative exterior lighting sconces and lush landscaping. Each unit highlights a granite kitchen peninsula and countertops, subway tile backsplash, high-end flooring, full-size washer and dryers, a private patio or balcony with storage, energy-efficient vinyl windows and patio doors, large bedroom and linen closets, stainless steel appliances, granite bathroom vanities and nine-foot ceilings throughout.

Welcoming Matthew LaBreche to Rosemann

It is our pleasure to welcome Matthew LaBreche, AIA, NCARB to Rosemann where he recently joined our Kansas City, Missouri team. Matthew graduated with a Master of Architecture from Kansas State University in 2008 with an emphasis in Urban Planning and Community Development. He became a licensed architect in the State of Missouri in 2020 and he hopes to expand into Kansas and Nebraska in the very near future.

His interests in the built environment are innately composed in the belief that architecture can solve many of the world’s problems through clever and intentional design. Matthew passionately lives and breathes everything architecture!

Matthew has a proven background in architectural design where he has played an indispensable role in various projects over the past several years; including retail, restaurant, residential, office and ambulatory facilities.  At Rosemann, Matthew is busy acclimating to the many projects on the board and is quickly becoming an integral part of the Rosemann culture. Leveraging this experience, Matthew’s responsibilities at Rosemann as staff architect include jump starting several local residential developments where he works closely with the project managers.

Project Manager Gabe Vogl stated, “we are more than excited to have Matthew as a valued member of our growing team. We look forward to the results that his enthusiasm and fresh approach brings to Rosemann.”

While not at the office, Matthew immerses and relaxes outside in the garden and is especially excited to revitalize Rosemann’s green roof next Spring. He is a big fan of his dog Titan and his cat Zephyr.  He also loves visits to the lake for boating, camping, and cooking over a campfire. Of course, he always takes the opportunity to cheer on the Royals and root for the Chiefs.

Welcoming Shaun Miller to Rosemann!

Rosemann & Associates welcomes Shaun Miller to our growing team. Shaun joins our Denver office as a licensed Architect in Colorado and previously in Massachusetts with more than 20 years of professional experience ranging from historic single family renovations in Nantucket and the Greater Boston area, and commercial renovations for Harvard and MIT. Shaun has self-renovated an 1845 historic district home, worked in a wood shop, and designed/self-built a mobile “tiny house” using CAD/CAM technology

Project Management experience ranges from affordable to market rate multifamily developments, single family housing, and vernacular housing. Shaun uses his extensive hands on knowledge to work hand-in-hand with Contractors and BIM/hand sketching skills to turn client visions into built form with efficiency, eco-consciousness, and a mentality where every detail matters.

We are happy and fortunate to have Shaun as a part of the Rosemann team!
